When it came to putting the house at 133 Mill Flat Rd, Coatesville, on the market, property developer Patrick Chandulal began to feel the pressure — not to sell it, but to keep it.
Both he and his partner enjoyed the five-bedroom, three-bathroom house with its smart, contemporary interior and manicured garden, its luxury bathrooms, big living areas and pool room.
But Patrick has been subdividing properties in rural Coatesville into lifestyle blocks for the past decade now, and keeping them is not the name of the game, no matter how appealing they are.
He bought this property, which comprises the house on 1ha and two separate 1ha blocks, earlier this year, attracted by the many boxes it ticked for a high-end subdivision.

The blocks are for sale by negotiation, and the house is the jewel in the crown. At 366sq m, it has a lovely outlook and it is surrounded by lawns and mature trees.
Built in the 1970s, it has been refurbished over excellent bones and now presents a smart, contemporary image. With schist detailing inside and out, it comprises a spacious open plan living area with kitchen at its centre.

Stainless steel appliances, twin sinks in one bench, an auxiliary sink in the large island bench, and an additional long island make this a great entertainers' space.

Timber floors give the area warmth, and the bright red splashback adds a burst of colour.
The main lounge is light and open with pitched ceilings, skylights and a feature schist chimney and hearth.
It opens via broad stackers to a decked, covered portico supported on substantial stone pillars that reference the fireplace inside.
This area provides outdoor living and dining space and looks out over the lawn and to the pool with its covered cabana.

And there are other extras. The original stables on the property have been altered to include a living area, and there is ample garaging and workshop space.
Patrick particularly likes the setting. "You come up the drive and it's like driving through a bowling green," he says.
Of the three 1ha sites, one has the house, another is a 60m x 20m equestrian arena, and the remaining block is a blank canvas.
The house can be bought with either one or both adjoining blocks.
