One of the last remaining substantial holdings in Westgate, northwest of Auckland, is for sale encompassing close to seven hectares alongside the State Highway 16 northwestern motorway and next to the Westgate Town Centre.
"The land is being offered for sale by a family estate which has owned it forover half a century with all services and roading in place to the boundary," says Stuart Bode of Bayleys West Auckland, who is marketing the land with colleague Mike Adams and in conjunction with Gerald Rundle, manager - corporate projects for Bayleys Real Estate.
Featured in Bayleys' latest Total Property portfolio, released yesterday, three individually titled freehold 'super lots' of 1.1794ha 1.2592 ha and 4.556ha, are for sale by private treaty with the option to purchase all three together or separately.
Bode says the 1.1794ha and 1.2592ha super lots form the northern block of the property, adjacent to the Westgate Town Centre, and are separated from the larger, southern lot by a bush clad public reserve. Along with two similar areas at either end of the development the reserve also serve as stormwater quality drainage ponds.
He says the elevated 4.556ha southern super lot provides extensive views of the inner Waitemata Harbour and Auckland CBD which enhances its development appeal.
"The land is zoned Terraced Housing and Apartment Buildings under the new Auckland Unitary Plan. This allows for high density residential development with buildings up to five storeys as well as lower-rise terraced houses plus complementary commercial premises such as dairies, cafes and restaurants and community facilities. Alternatively given its size, it could also suit a retirement village and a related healthcare complex."
Bode says the combined property of 6.955ha is strategically positioned, between Westgate Drive and the northwestern motorway, on the rapidly developing north-west corridor with convenient access to the motorway and within walking distance of the expanding Westgate Town Centre.
Adams says Westgate Town Centre is the new commercial heart of the northwest encompassing a 54ha purpose-built, Mixed Use development stretching about 2km from end-to-end.
The town centre's master plan has been segmented into 17 zones, the first stages of which are the retail component, which includes the 27,000sq m NorthWest Shopping Centre and a number of bulk retail complexes, plus a 4.5ha town square and major underground bus interchange. Auckland Council is outlaying around $220 million to fund the project's public infrastructure component.
The town square will connect to 6ha of green parkland space which will run through the centre of the development that will also include office premises and entertainment and leisure facilities.
