A boutique accommodation, wedding and conference business in Waimauku, about 35 minutes' drive northwest of Auckland, is for sale as a going concern business along with more than two hectares of freehold land.

"Vineyard Cottages comprises seven separate villas with a rustic and quirky feel, located in the heart of Auckland wine country," says Nick Giles of LINK Business, Ellerslie, who with colleague Michael Osborne, is marketing the property and business for sale for an asking price of $2.75 million.

Included in the sale is a three bedroom family home with spacious deck set in parklike surroundings and a purpose built function centre that hosts weddings, celebrations and conferences.

The property is located next door to the well known Matua Valley Winery and the upmarket Hunting Lodge restaurant.

"This is the only venue with its own accommodation in an area best known for its vineyards and agricultural or horticultural based industries," Giles says. "This tranquil lifestyle retreat is hidden away among the vineyards of Matua Valley Wines vineyard and is surrounded by the beautiful countryside of the Waikoukou Valley.

"It offers an exceptional opportunity with the business operating at just 20 per cent year round occupancy compared to an Auckland average of 60 - so there is real potential to add value. This is already a successful conference and accommodation business just waiting for a smart operator to take the place to the next level. There are a number of revenue streams available with the site being equally attractive to the corporate market along with weddings, private gatherings, and as a weekend retreat for city couples.

"The event centre is licensed for up to 28 people and is flexible enough to suit a variety of occasions like company seminars, product launches, weekend strategy meetings and team building sessions just a stone's throw from the city."

Giles says Vintage Cottages offers business people something out of the ordinary and is well set up to fully cater for offsite meetings and conferences.

The main conference room has its own fireplace and modern presentation facilities including audio visual equipment. In addition a smaller 'breakout' room is used for serving refreshments and for holding side meetings. "Huge verandas surround the building allowing for a variety of meetings outside during the warmer months."

Each of the seven villas at Vintage Cottages can accommodate up to four persons and contain open plan kitchens with living and dining areas separated from king sized bedrooms by double wooden doors.

"Rain head showers are a feature of the bathrooms," Osborne says. "In summer guests are able to relax on their private patio with their meals cooked on barbecue units and in winter they can snuggle up in front of the fire with a favourite bottle of local wine."

Osborne says the seven cottages and function centre are constructed from macrocarpa timber inside and out which emits "a golden glow" from the interior walls, floors and ceilings. "Antique fittings in each of the cottages take guests back in time, while they are surrounded by the luxury comforts of today."

Osborne says the setting for the accommodation and events business couldn't be more idyllic with 30 wineries located in the area. "This is the perfect place for Aucklanders to enjoy a weekend away from the city without having to commute back home at the end of a relaxing day wining and dining.

"It's also a wonderful wedding venue with the fully licensed function centre having its own kitchen and set amidst beautiful landscaped gardens with the sweeping verandas around the building adding to its charm. The large room with vaulted ceilings is perfect for the mainwedding feast while the smaller more intimate room allows for a separate dance floor with live music."

Osborne says all offers will be considered by the vendors.

"We see a huge potential to expand the current business operation at Vintage Cottages in the area of weekend getaway packages and day-only private events with overnight accommodation for family gatherings and private events."
