A popular Waikato wedding and conference facility on about 2.5 hectares of landscaped grounds is now for sale.

Link business broker Rick Johnson says Maungatautari Lodge, near Karapiro, offers a high level of comfort, a warm atmosphere and an incomparable setting.

The lodge has five generous suites offering stunning north facing lake views beyond the alluring infinity pool bathed in all-day-sun, as well as immaculately groomed grounds, says Johnson.

"It was recently refurbished to accommodate elite guests and is well positioned to host weddings, conferences, product launches, company functions or team building. The billiard room/library offers specific lighting and large gas fire, produces the perfect ambience, while several sitting and dining areas create an intimate and romantic setting.

"The grand staircase leads to five luxury suites with water and rural views. It is a short walk to the Karapiro Domain and a short drive to the Maungatautari ecological reserve for tramping or a casual stroll in the protected wildlife and bird sanctuary."

Johnson describes the location as perfect for kayaking, fishing and recreational boating. Many other games and activities - including pentanque, croquet, golf and horse riding - are popular with guests.

"Maungatautari Lodge is an hour's drive from Rotorua and Waitomo and beaches and two hours to the snowfields. The vendors have contractors and service providers who can assist with larger functions and the processes are in place for a new operator to take this business to its next level.

Johnson says the lodge has already attracted many functions, corporate meetings and weddings.

The premises has necessary consents and is ready to operate, however, current owners have not operated over the last 12 months as they have been refurbishing the complex and preparing it for sale.

A Waikato Regional Council resource consent spells out conditions of operation, including limits on guest numbers, hours of operation and noise levels.
