Paying homage to plant biology, a British genius and to the joys of luxurious penthouse-level shared residents' facilities, The Turing Building is not your typical apartment complex.

Perhaps that is why there is only one apartment per level still available to buy in the boutique 27-apartment freehold building close to Ponsonby.

Developer Mark Todd of Ockham Residential says the name, The Turing Building, honours Alan Turing -- a British mathematician, logician, cryptanalyst and computer scientist.

Turing is perhaps best known for his World War II cryptography and was played by Benedict Cumberbatch in the film The Imitation Game.

However, this building includes design notes that reference his work on pattern formation in plant structures. Its distinctive white exterior incorporates angular asymmetric clusters of windows and negative patterning based on the native shrub Coprosma repens.

"If this was an apartment it'd be worth about $3.5 million," says Mark, looking around the top-floor residents' facilities. "But there's no point having high-density living if you don't provide really liveable environments for people."

Here, these include a shared lounge with a bar, a restored 125-year-old pool table and a residents' gym. The lounge opens to a roof-top deck with far-reaching views over the western bays, upper harbour and Waitakere Ranges.

Mark says the communal facilities represent a lot of additional value to owners, especially as they're shared by only 27 residences. Buyers to date have tended to be successful professional people, many in the 40 to 65 age range.

The building's exterior panels are precast concrete, plastered concrete block or brickwork, incorporating precast balconies with frameless glass. Electronic swipe cards guard access to the building, car park, floor of residence and to the rooftop lounge-deck.

Within the building's envelope a private landscaped atrium delivers extra natural light. Many apartments incorporate an angular cluster of little windows which were specially made by Invercargill company Southern Steel Windows.

Apartments have wall-mounted living area heat pumps, LED lighting and wardrobe organisers. Kitchens come outfitted with Fisher & Paykel appliances including DishDrawers and feature subtly textured white tiles which echo the building's exterior.

Of the four two-bedroom apartments on offer, 65sq m ground floor apartment G07 is the most affordable at $675,000, boosted by an 8sq m balcony. The layouts of 91sq m two-bedroom two-bathroom apartment 102 and apartment 202 are identical but the latter has more elevated views. Third floor 301 is slightly more compact -- its two bedrooms share one bathroom.

These first, second and third floor apartments have a 3m stud in their living area and views up to Mt Eden. Apartments come with storage lockers and car parks: one for the ground floor apartment and two car parks for the other three. The high-quality German car park stackers, which double the number of car parks available for residents, cost about half a million dollars.

Mark Todd and Ben Preston of Ockham Investments became good friends studying mathematics at university, and launched Ockham Residential in 2009. The company's projects tend to be named after historical figures who have been noted for their critical thinking.

Previous developments include Mt Eden's The Ockham Building and Grey Lynn's The Isaac.

Ockham is also selling apartments in Station R, which is nearing completion in Mt Eden and Hypatia, which is under construction in Grafton.
