The leasing of The Rise, a striking new retail and commercial development under construction in the heart of Titirangi Village, is now underway with the development scheduled for completion late next year.

"With a loyal residential catchment and a historic village setting, we anticipate this new building will draw a lot of local and external interest," says Nilesh Patel, head of retail sales and leasing at JLL who, with colleague Harry Fergusson is presenting the leasing opportunities at 410 Titirangi Rd to prospective tenants.

"Located 13km Southwest of the Auckland CBD, The Rise will transform a vacant hilltop site on the corner of Titirangi and South Titirangi Rds into a ridgetop architectural statement," Patel says.

"Rising above the Waitakere Ranges, it will offer an idyllic setting for retailers and employees with expansive views over regenerating kauri forest to Manukau Harbour."

The Rise will feature eight retail units totalling 533sqm and ranging in sizes from 52sq m to 74sq m which can be combined. There is also about 630sq m of commercial space on Level 1 along with 40 lower level and basement carparks.

Adrian Hughes, the director of Broadway Group, site owner and developer, says the environmentally sensitive building has been designed to reflect its natural setting with a 'green wall' providing an aesthetic link between Mt Atkinson and the lower slopes.

The energy-efficient building is near Titirangi's historic Lopdell House arts centre, which was built as the Hotel Titirangi in 1930.

Due to special legislation that protects the natural features of the Waitakere Ranges, Titirangi is one of the rare character-filled villages in the Auckland region, that still serve as the hub of a close-knit community. The village is home to a small supermarket, cafes, restaurants, galleries, a chemist, specialist retail outlets, small commercial offices, a petrol station, library, kindergarten and a school.

"When this property came to the market in 2017, after long term of family ownership, Broadway Property Group felt it was a special opportunity to undertake a project that would enhance the local Titirangi community," Hughes says. "Our group is an experienced developer with a range of larger scale commercial projects across Auckland. We have taken this experience and applied it into The Rise within a boutique and local setting."

He says the resulting concept is a building that wraps around the prominent corner of Titirangi and South Titirangi Rds. "It features a striking corner street frontage with a balcony extending along South Titirangi Rd creating an active and vibrant interaction with this street and a prominent Northwest facing dining environment."

The facade is wall ceramic porcelain stoneware rain screen tile, contrasting with metal high ridge profile cladding that emphasises the horizontal features. The 40-plus carparks have been located at basement level to reduce the visual impact of vehicle parking on the environment. Pedestrian links have been enhanced from the community centre to the village as well as from Lopdell house to the village.

"We spent time getting to understand the community before we started design and planning," says Hughes. "One thing that came through very clearly was that attention to detail was important: we needed to focus on natural materials, energy efficiency, and sensitive design."

Another West Auckland property that JLL is marketing, this time for sale, is a large land block comprising two freehold sub-divided lots at 57 Fred Taylor Drive, Westgate.

"Lot 4 of 5200sq m and Lot 6 of 3200s m have a Light Industrial zoning as part of an overall new subdivision by Northbridge Properties Ltd," says commercial sales agent David Mayhew, who, with industrial broker Luke McGill, is selling the properties by expressions of interest.

McGill says titles are expected by the end of this month.

"The sites have a wide frontage to Fred Taylor Drive and are just minutes to the NorthWest Mall and the Westgate Town Centre. They also have easy access to the State Highway 16 Northwestern Motorway and SH18 to Albany."

In addition to The Rise in Titirangi. Patel and Fergusson are also marketing for lease high profile units at 255 Broadway in Newmarket – located adjacent to the entrance to the new 277 shopping mall.

Unit G9 of 174.7sq m is currently occupied by Strandbags and will become available for lease in mid-June. "This is a high foot traffic area with excellent signage possibilities," Fergusson.

He says Unit G10 of 112.5sq m, now occupied by Spark, will become available for a new tenant in July; while Unit G11 of 69.5sq m, occupied by 2degrees, will become available for lease in February 2020.
