Three adjoining two level Avondale office and warehouse units, ranging in size from 487 sq m to 807 sq m, are likely to appeal to owner occupiers and investors when they go under the hammer individually later this month.

Located at 483 Rosebank Road, they are part of the award winning Harbourside Business Park which was completed in 2004 and are being marketed for sale with vacant possession by James Appleby, William Coates and Mike Adams of Bayleys West Auckland division.

They are among over 20 Auckland properties in Bayleys' latest Total Property portfolio that will go up for auction on October 28.

"Rosebank Rd is a very sought-after address for business occupants because of the ease of access it provides to the north-western motorway and from there to Auckland's CBD, Ports of Auckland and the other motorway systems," says Appleby. "All of the units come with generous, allocated car parking which is increasingly hard to find in Rosebank Road.

"The sale of the units represents an opportunity for owner occupiers looking for quality premises in a strong location as well as investors seeking offerings which provide an opportunity to add value through the leasing process. For example, the upstairs office space in one unit could be subdivided to generate more income while the high quality, clean ground floor warehouse space in another could be upgraded to include showroom space and therefore command a higher rental."

Unit C, the largest unit, has just over 800 sq m of lettable space, evenly split between ground floor warehousing with roller door access and first floor office and amenities including kitchen facilities.

"This unit has previously housed three tenants, one which occupied now vacant warehouse space," says Appleby. "The upstairs is split into two office tenancies by a central wall. One of these tenants will be moving out before settlement with the other on a month to month lease which could be continued if the new owner wanted some holding income."

The unit comes with 18 car parks while the slightly smaller neighbouring Unit B has 16 on site parks. Unit B has 367 sq m of ground floor warehouse space, a showroom and amenities, and roller door access. Located on the upper level is 367 sq m of office space with kitchen and shower facilities.

"This is accessed by a central staircase which means it could easily be split into two," says Appleby.

Unit A is a modern 487 sq m office and showroom building, split across two floors, with 20 on site car parks. "Features of this building include its polished concrete floors, an alarm system, key pad entry, a boardroom and harbour views," says Coates. "It would make a very attractive head office particularly for a company also looking for showroom space to display its products."

Coates says Units A & B have previously been occupied by one tenant but would work equally as well as two separate buildings.

Harbourside Business Park comprises five separate building modules with over 20,000 sq m of offices and warehousing on four hectares of land fronting onto the Waitemata Harbour. It won the Supreme Award at the Property Council's 2005 awards which recognise excellence in development projects. Judging panel chairman Stuart Kendon described it as a visionary concept that was created after a careful analysis of the potential demand for offices in a predominantly industrial area.

Adams says the Property Council's Supreme Award is widely recognised as the most prestigious development award in New Zealand. "Winning the award is testament to the quality of this project that took business accommodation to a new level in West Auckland and which has stood the test of time," says Adams. "The site has been developed to take full advantage of its waterside position, providing a park like setting with its well-maintained trees, lawn areas and sea views."

The surrounding area houses a mix of industrial and commercial properties, some of which have undergone major redevelopment in recent years. It is home to a number of well-known and established businesses such as Rheem, Charles Parsons, Methven, Bunnings trade centre, Cadbury, Doyle Sails, Southern Spars and Wattyl.
