He says The Gate units are available following the relocation of existing customers into design-build facilities through Goodman. They comprise between 1500sq m and 1550sq m of warehouse space and include 250sq m of air-conditioned offices over two levels. However, two neighbouring units could be combined as 3000sq m of warehouse.
The fully fire sprinkler-equipped premises have a stud height of 9m at the knee rising to 10.5m at the apex. Generous canopy areas of 185sq m and 230sq m, which are also fully "sprinklered", provide sheltered loading and unloading space. Nine car parks are on site for each unit, with plenty of visitor parking on adjacent streets. The complex features adjoining office and warehouse units arranged around a shared central hardstand yard that has plenty of space for container set-downs and truck movements.
"This arrangement is based on an Australian model, which has proved popular with users because of its efficiency," says Herlihy. "The high stud, clear span warehouse achieves a very economical use of space, while the shared yard area gives tenants lower outgoings and rates."
The Gate Industry Park is centrally located in Penrose, with good access to Auckland's motorway network, Auckland Airport and the Metro Inland Port, says Herlihy. "The Gate has the benefit of being roughly midway between Auckland CBD and Auckland Airport, both of which are around 12km from the industrial park. Land values reflect the desirability of the central industrial area, with values at $350 to $400 per square metre at the moment."
Herlihy says the Goodman development is known as one of Auckland's top industrial parks. "The benefits of a prime location and proactive, professional management by Goodman are reasons why many high-profile New Zealand businesses have chosen to operate from here," he says. Businesses within the industrial park include Crane Distribution, Winstone Wallboards, Recall, Design Print, Tapper Transport, SCA Hygiene, Yates and Shears & Mac.
The Gate is a master-planned site, which was built in stages between 2002 and 2007, covering 15ha of prime industrial land. It is on Business 5 zoned land, allowing for a wide range of commercial and industrial activities.
