Three new commercial workshop units with car parks are for sale with vacant possession at the base of the 14-level SKHY apartment tower in Auckland's city fringe suburb of Newton.
The units are particularly suited to owner-occupiers seeking flexible space near the CBD, says Jonathan Lynch of Colliers International who,with fellow investment sales broker Gareth Fraser, has been exclusively appointed to market Units 1-3 at 5 Hohipere St by deadline private treaty closing at 4pm on Wednesday April 18, unless sold earlier.
The three street level units, featured in the latest Colliers Portfolio publication released yesterday, have net lettable areas of 60sq m, 100sq m and 180sq m. Each unit has one or two external car parks that benefit from dual-road access via Symonds St or Khyber Pass Rd.
Fraser says prospective owner-occupiers could include creative businesses looking for a spacious new office or studio.
"The sale represents an opportunity to secure one of a handful of commercial units in the newly-developed SKHY mixed-use precinct," Lynch says.
Positioned near the corner of main arterials Symonds St and Khyber Pass Road, a range of residential, commercial and retail space is available within the former Winstone's office tower, which has been redeveloped into a high-end apartment building offering elevated city living.
"The Business Mixed Use zoning makes the units suitable for many different commercial options including office, warehouse, storage or distribution uses," Lynch says.
"City fringe units like these are becoming scarce. They have good natural light and are easily accessed via internal doors that lead to a shared loading dock and new toilet facilities.
"External access is also available via well-secured doors, serviced by a modern security system. The two largest units also have external roller door access."
With apartments still for sale at SKHY, buyers could pick up both a residential and a commercial unit, making for a potential live-work lifestyle.
"Apartment buyers in SKHY also have the chance to pick up one of the commercial units to use for workshop, recreational or storage space," Fraser says.
"This could be especially attractive to a high net worth buyer who has traded in a large suburban home for a city fringe lifestyle – but still wants space to store belongings or indulge in hobbies."
"The area has regular bus services on both Khyber Pass Rd and Symonds St," Fraser says.
"The Mount Eden train station with its regular train services is a short walk away and is set to become a major hub once the City Rail Link is completed."
Fraser says there are numerous bars, cafes and shops in the upper Symonds St area including Coffix on Hohipere St, The French Cafe, Kazuya, The Corner Store, Twenty Three, Lillius and Goodness Gracious.
"Popular entertainment spots include the live music venue The Powerstation and craft brewery Galbraith's Alehouse, both on nearby Mount Eden Rd."
He says the wider Newton area is home to a diverse mix of residential, office and increasingly rare light industrial users.
"The property is within a good walking distance of Eden Terrace, Grafton, Newmarket and the Auckland CBD."
The SKHY apartment tower is a collaboration between developers Lamont & Co and Cheshire Architects.
The first residential stage in the original 1970s office tower is settling now. The second stage will include three new apartment and office buildings as well as a sheltered outdoor garden square.
Fraser says the SKHY vision of Tim and Andrew Lamont was to create a city fringe community with larger format, higher quality apartments for permanent owner-occupiers, complemented by a mix of commercial and retail offerings.
