The opportunity to establish a large corporate head office in an Auckland innovation hub is being marketed by Colliers International.

Six contiguous levels of high-quality, modern office space are available for lease at 176B Victoria St West, in central Auckland's Victoria Quarter.

Colliers International Leasing Director Matt Lamb says the Victoria Quarter location has established as a pocket hub of innovation in recent years.

"Nearby tenants include tech giants Oracle and Microsoft, mobile payments company Pushpay, digital media company NZME, software developer Clearpoint, and telcos Spark and Vodafone.

"Network solutions provider Vocus, which will anchor Mansons' new development at 34 Sale St from next year, will bolster the area's innovation hub status.

"This is an unmatched opportunity to secure a corporate head office with large, efficient floorplates in a sought-after central location."

Developed in 2010, the Five Star Green building offers floors of between 565sq m to 1022sq m.

The property offers 70 onsite car parks, end of trip facilities including bike racks and showers, and plenty of street parking for visitors.

"The light-filled, state-of-the offices have high quality modern services and spectacular city and harbour views," Lamb says.

"The building owner has developed plans to reconfigure the building's lobby to suit either a single corporate tenant, or a number of smaller tenancies.

Colliers's leasing director Sam Gallaugher says the property is in one of Auckland's fastest-growing business, hospitality and retail hubs.

"Along with respected corporate head offices, the area offers top-class restaurants and cafes, including a wide range of acclaimed eateries at the City Works Depot. There is also a Les Mills gym, hotels and a New World supermarket in the area."

The building fronts Hardinge St, opposite the BDO Centre, which is home to NZME, Meredith Connell, Maersk and Pernod Ricard.

Gallaugher says it benefits from the increasing popularity of central Auckland's western frame.

"The Victoria Quarter, along with the nearby Viaduct Harbour and Wynyard Quarter, have become attractive to leading New Zealand and international businesses in recent years," he says.

"Ongoing disruption in the CBD due to work on the City Rail Link has made tenancies in this area even more sought after."

Gallaugher says companies in the wider area include KPMG, Hewlett Packard, IBM, Fonterra, Datacom and Air New Zealand.

He says the property offers easy access to the northern, southern and western motorways, as well as main arterial routes.

"It is well served by public transport, with the City Link bus stop only one minute away," he says.

"The Britomart Transport Centre is a 15-minute-walk, while the completed City Rail Link will bring the walk to Aotea Station within eight minutes."

Also in the area are the Victoria Park Market, Sky City and Westhaven Marina.

Gallaugher says Colliers International has extensive experience in leasing office space in the Victoria Quarter and surrounding precincts.

"In recent years we've moved a number of high-calibre tenants into the area, including BDO, Intergen, Ricoh, Pushpay, Maersk, Meredith Connell and Pernod Ricard."

Gallaugher says Auckland's prime office vacancy rate is at near-record lows, with less than 1.2 per cent of space available.
