A Kumeu property in perfect horse country centres around a homestead with superb views. CEDRIC GRAY takes a ride.
Alan and Leonie Godsalve are monarchs of all they survey. They have an attractive 4ha property in Foster Rd, a few kilometres north of Kumeu, and from the lounge and outdoor balcony of their slightly elevated home they have uninterrupted views to every corner.
The property is one of the most picturesque in the district, but to capture its full beauty one must visit the Godsalve home of 13 years. "We chose the site for the views," Alan says. "We can see everything that is going on, every minute of the day."
The Godsalve family are horse lovers and the gently rolling pasture is ideal for grazing and horse agistment. But the seven well-fenced paddocks with ample shelter are also tailor-made for sheep and cattle. The land was once part of a large orchard.
Alan describes himself as an enthusiastic amateur in the world of thoroughbred racing. He has, however, enjoyed considerable success with horses raised and pre-trained on the property. Now the family plans to move to Walton, near Matamata, where Alan intends to further his involvement in the industry. The property is for sale for $695,000.
The four-bedroom home, at the end of a long driveway, has been superbly designed for indoor/outdoor living. Extensive additions and renovations were carried out five years ago, the comfort enhanced by a large sunken lounge which not only commands the best of the views, but also opens to an attractive, sheltered patio for outdoor entertaining.
A feature is the Jetmaster open fire, surrounded by Otago schist stonework below a rimu mantelpiece, the timber having been recovered from the demolition of the woolstore on Auckland's waterfront.
The striking kitchen, which serves two cosy family rooms and an outdoor dining area, has easy-care granite bench tops, a rimu servery and a pantry. The master bedroom has an en suite and enjoys direct access to the outdoors.
A separate double garage has a loft storage area, which could easily be converted into a fifth bedroom. The outbuildings include a substantial steel barn with concrete flooring. There is ample water for household and stock requirements.
The property is being marketed by Barfoot & Thompson, Kumeu. Phone Trudy Fraser on 412 5640 for further details.
