A modern, high stud Wiri warehouse that has been a distribution centre for two retail businesses in the James Pascoe Group of companies is available for purchase or lease as part of Bayleys' latest Total Property portfolio.
The companies, Whitcoulls and Stevens, are jointly moving to one of Auckland's largestdistribution centres in Laidlaw Way, East Tamaki that was built for Farmers Trading Company - also part of the James Pascoe Group which is one of Australasia's largest retail companies and privately owned by the Norman family.
The relocation frees up 4996 sq m of industrial space on a 7786 sq m site at 13 Ha Crescent and this is being marketed for sale or lease by Bayleys' agents Sunil Bhana, Mike Houlker and Dave Stanley.
"The property comprises a modern industrial facility with a 10 metre stud, clear span warehouse," says Bhana. "It also has a substantial 818 sq m canopy which has full drive through access and provides a substantial area for container unloading as well as plenty of undercover outside storage space."

The building was constructed in2005 as a distribution centre for national gift store Stevens which has 42 outlets throughout New Zealand. It has subsequently also been used by Whitcoulls following its acquisition by James Pascoe Group.
Bhana says the building has a high ratio of warehouse space at 3670 sq m to 507 sq m of office space, providing plenty of flexibility and making it suitable for a wide range of distribution or logistics companies.

"The building also includes an integrated racking system and security system which could be available if required. Overall the property is finished to a high standard and presents extremely well having been very well maintained by its current owners. With the vacancy rate for A-grade premises at a very low level, there are very few modern industrial facilities of this quality and size available in the market at present. It would offer the next occupier an excellent opportunity to make a strong branding statement about their business."

Houlkersays the property is well located on the eastern side of Ha Crescent, a popular industrial cul de sac running off Hautu Drive, and has dual access and street frontage also onto Roscommon Rd. That main arterial road provides direct access to the State Highway 20 southwestern motorway which connects to State Highway One north-south motorway.
"The area has seen significant growth following the linking of the two highways and now forms an important part of Auckland's industrial property market," Houlker says. "It has become increasingly popular with industrial businesses because of the wide range of activities permitted and its easy access to other parts of Auckland."
State Highway 20 provides access to the airport and will eventually become part of the Western Ring Road around Auckland. This project is now passed the halfway mark with the $1.4 billion underground Waterview underground connection progressing on schedule. It involves the construction of 4.8 km of six-lane motorway to link State Highways 20 and 16, with a $450 million link with State Highway One at its northern end scheduled for completion in 2020.
"When completed the Western Ring Route will act as a major growth catalyst for the industrial property market significantly improving connections between established business precincts in South Auckland such as Wiri with rapidly expanding precincts in the north west," says Houlker.
