The building is split into two tenancies:
• A 1507sq m high-stud warehouse with drive-through access and a sealed yard, plus 330sq m of office and amenities over two levels. Until recently this was occupied by longstanding tenant Active Joinery Ltd.
• The second tenancy, totalling 2394sq m, housed the Corelli School of Music until last year. It would suit an office, medical or educational user, with the layout providing a number of options, says Huang. This tenancy has 998sq m of ground floor; 809sq m of mezzanine office space; 311sq m of warehousing and an outdoor area of about 276sq m.
"This property could suit multiple tenants or one occupier - with the two spaces occupied by former tenants easily be combined," says Huang.
He says the Browns Bay's commercial precinct is the largest shopping area within the East Coast Bays locality and is popular with the substantial surrounding residential population.
"The town centre is close to one of Auckland's most popular beaches and has a relaxed laid back seaside atmosphere.
"Apartments have been developed in central Browns Bay recently, capitalising on being close to both the beach and town centre. This has added to the customer base for businesses in the area."
Huang says it's a good location to operate a business, close to Albany and the northern and southern motorways via Greville Rd - as well as the town centre and beach.
"Commercial accommodation is tightly held in and around Browns Bay town centre, so setting up base here represents quite an opportunity."
