Near Dunedin, a vacant and cleared commercial site in Mosgiel, following occupation by a service station, is now for sale presenting opportunities to develop a new retail or commercial building
"This land is in an excellent position on the main street of Mosgiel," says Dean Collins of Colliers International's Dunedinoffice, who is marketing the site at 1 Tay St for sale by deadline private treaty closing on November 15.
The 1559sq m freehold site, on the corner of Tay St and Gordon Rd, is being sold by Z Energy 2015 Ltd, which operated a Caltex service station and workshop there until around 2007.
"It's in a great location close to major national brands including a New World supermarket, The Warehouse and Mitre 10," Collins says. "This sale represents an excellent opportunity for a developer to construct a new retail or commercial project and take advantage of the growth happening in this locality.
"The prime corner site on the main road, with large street frontages to both Gordon Rd and Tay St, and surrounded by a mixture of commercial and residential properties, has excellent visual exposure to high levels of passing traffic.
"It would be ideal for several retail and commercial uses including showrooms, offices or food & beverage outlets. Given its high-exposure corner position, a new development would be very likely to attract prospective tenants."
Collins says development opportunities with such strong fundamentals are seldom available for purchase in the compact commercial centre of Mosgiel. "The chance to start afresh on bare land, in the centre of Mosgiel, is not something that comes up very often."
Located 15kms west of Dunedin, Mosgiel is recognised as an important and fast-growing satellite suburb of the city. The locality's population was recorded at around 12,000 in the 2013 Census, with continuous substantial residential development in the area since then.
