Brokers say two prime commercial sites for sale in central Takanini are ideal candidates for development.
Barfoot & Thompson Commercial agent Craig Brunt is selling the adjoining freehold sites, of 1899sq m and 1884sq m respectively.
Located at 14-16 Tironui Rd, they are both for sale via a deadline privatetreaty process, closing at 4pm on November 21, unless sold earlier.
Brunt says that between them, the offerings presently have a single main building with an inter-tenancy wall, plus office/reception at the front.
"There are a number of other structures of a more temporary nature in the form of an open lean-to. Other structures, namely the container office and canopy cover at the rear, are the property of one of the tenants.
"The site is just 300m from the Southgate Shopping Complex and Great South Rd is 350m away, which provides both convenience and opportunity," says Brunt.
"Being zoned Business Light Industry under the proposed Auckland Unitary Plan, and having the benefit of being strategically located close to major transport routes, there could be few better development prospects in this high-growth part of Auckland.
"Auckland continues to gain momentum with the Unitary Plan providing for greater density and, as a result, Takanini is experiencing unprecedented growth. Extensive residential growth, along with retail development and numerous new subdivisions — some of which are already underway — have combined to create a thriving development hotspot at Takanini."
He says No 14 Tironui Rd is primarily bare land awaiting development.
No 16 has a single building of 1950s vintage, divided into front and rear tenancies. Two of these are month-to-month tenancies, while a cellular tower has a fixed-term-lease, earning a combined nominal holding income of more than $38,000.
Brunt says the owner's intention is to sell both titles to a single purchaser and a geotechnical report (across both blocks) will be available upon request.
