Typical of many developments sold off the plans, the architecturally designed Outlook of Mission Bay development remains on track to be completed ahead of schedule.

One of its developers, Martin Cooper, says: "We started building in November 2017 and we initially gave a completion date of late 2019, but it's looking likely we're going to be finished this July for people to move in in August."

Buyers to date range from those aged in their 30s to 70s. Some have children and some will make use of Outlook's pet-friendly stance.

Outlook of Mission Bay is the 10th project Cooper and Associates have done.

"We're really pleased with how the team has gone onsite," says Martin.

"We're delivering everything we said we would and can see Outlook is going to serve as an excellent showcase of what we're capable of when we go on to do other developments."

Eight of Outlook's 43 apartments are still available. A one-bedroom unit with car park starts at $865,000. The only penthouse left is priced at $4.85m and comes with four car parks, three bedrooms, three bathrooms, a 193sq m floor plan and spectacular views from 46sq m of balconies.

Outlook is spread across three buildings on the Mission Bay ridgeline with a small number of dwellings available in both the five-storey Kepa Rd tower and its two two-storey mews buildings. A couple of the mews residences available come with their own private north-facing courtyards.

The three buildings wrap around a shared garden designed by Boffa Miskell and incorporating a residents' barbecue pavilion.

Says Martin of the shared garden: "This is such a north-facing sun trap. I never thought I'd spend $9000 on a barbecue and I've just bought two of those for here.

"But it's important as this area will complement apartments and encourage community get-togethers."

Cooper and Associates is delivering Outlook of Mission Bay with Clearwater Construction owner Mike Sullivan through their joint venture company Countrywide Residences.

Their two companies have considerable experience; Cooper and Associates' track record includes the Remuera St Marks development, civil engineering company Clearwater Construction has delivered many projects since starting in 1984.

Christchurch-based MAP Architects designed Outlook predominantly in concrete with aluminium joinery and extensive double glazing including full-width glazing on the tower's northern side to take advantage of north-facing harbour views.

Gretl Lukas's interior design includes kitchens featuring natural stone and oak finishes.

All apartments have air-conditioning, many have walk-in laundries, and most in the tower incorporate glass-sheathed "outdoor rooms" for year-round usability.

Martin says with Outlook's revised July completion date owners getting excited about moving in.

"We've held several events for owners and it's been wonderful seeing the sense of community grow as people get to know each other."

Outlook Mission Bay at 236 Kepa Rd, Mission Bay, features 43-dwelling architecturally designed apartments with prices starting at $925,000.

B. 1-bed, 1-bath, 47sq m (plus 62sq m private north facing courtyard) apartments; $925,000 including a car park.
C. 2-bed, 2-bath, some with media rooms, 81sq m-120sq m apartments (some with an 8sq m balcony); from $1,105,000 including one or two car parks.
D. 3-bed, 2-bath, 100sq m (plus up to 117sq m of private north facing courtyard) apartments; from $1,995,000 including two car parks.
E. 3-bed, 2-bath, 125sq m (one with up to 56sq m of private north facing courtyard) apartments; from $2.25m including two car parks.
F. 3-bed, 3-bath, 193sq m (plus 46sq m of balconies) penthouse apartment; $4.85m including four car parks.
