Parnell and Paihia properties offer excellent potential

KEY POINTS:

Barfoot & Thompson Commercial has released its spring portfolio comprising 67 commercial, retail and industrial properties predominantly in Auckland.

"There's something for everyone in this portfolio, including major corporate investors, family trusts and business or manufacturing owner-occupiers," says Peter Churchill, the company's corporate sales and leasing manager.

One
of the flagship properties in the portfolio consists of three adjacent freehold parcels of land totalling 2583 sq m situated at 26, 28 and 30 Balfour Rd in trendy Parnell, along with resource consent and plans for a four-level office and apartment development.

The three adjacent land parcels comprise a frontage site of 809 sq m zoned Business 4, a rear site with a freehold title of 1323 sq m also zoned Business 4 and a freehold site of 451 sq m zoned Residential 7B.

"The property was formerly part of the adjoining Parnell Fire Station and existing improvements comprise two single-level, brick and tile dwellings," Churchill says.

"This really is a prime piece of property situated on the northern slopes of Parnell overlooking the Waitemata Harbour and close to a number of amenities including the Gladstone Tennis Club, the Rose Gardens, Parnell Baths and the Parnell retail area, with its numerous restaurants, cafes, bars and specialty shops.

"The property is close to western, southern and northern motorway access roads and within a short walk to Britomart Railway Station, the Ferry Building, Quay Park business area, Auckland CBD and the Vector sports stadium."

Churchill says views have been taken from the adjoining Parnell Fire Station's training tower in order to ascertain the nature of views that would be obtained from the proposed multi-level office development.

"We can say that good views would be enjoyed in a northerly direction, particularly from Levels 3 and 4, of the upper Waitemata Harbour and the Hauraki Gulf. In a westerly direction views would be obtained to the city skyline and in a southwesterly direction back towards Parnell with the Auckland Museum to the background."

The proposed four levels of offices would have a gross floor area of 4264 sq m, deck and terrace areas of 176 sq m and four basement levels utilising the contour of the land to create 152 carparks.

The proposed development would comprise an office of 177 sq m at the top basement level of the main development, another office of 177 sq m at the second level and two upper level apartments.

At basement levels B3 and B4 there would be further carparks.

The property will be sold by or prior to tender at 4pm on November 30, 2006 at Barfoot & Thompson Commercial's offices in Kitchener St.

In the Bay of Islands tourism gateway of Paihia, a three-level building that comprises part of the main retail area of the town is for sale by tender through John Halstead and Bill Carlson of Barfoot & Thompson Commercial.

The building, opposite the Paihia wharf, is zoned Commercial 1 and is situated near the Marsden Rd and Williams Rd intersection, with its original construction dating back to the 1970s.

It comprises three levels of retail, hospitality and office premises with additions made in 1986 to extend the floor areas to 1769 sq m, plus walkways, decks and verandas.

The ground floor is occupied by a kiosk, a Westpac Bank and six shops including a butcher, dairy, antiques dealer and bottle store. The first floor is also part-occupied by Westpac, while a tavern occupies a great majority of the floor along with Cafe Over the Bay.

Four tenants occupy the top floor including DesignCo and Destination Northland.

The concrete building, with long-run steel roofing and aluminium joinery, is serviced by a lift as well as front and rear staircases.

"Situated in a prime location opposite the Paihia Wharf, this building is located at the focal point for tourism activities in the Bay of Islands," Halstead says.

"The Paihia retail area has enjoyed steady growth over the past five years with rentals and values continuing to increase in line with demand. At the present time, there are no vacant shops of any significance in central Paihia.

The land has a north easterly aspect to Marsden Rd with a 20.5m frontage having an open outlook across the carpark and wharf development towards Russell and the outer Bay of Islands.

Halstead says Westpac pays 20 per cent of the rent, which is around $460,000 per annum, with good opportunities for growth.

A completely different property at 331 Neilson St in Penrose consists of 2.7401ha of former railway land at Southdown, which generates rental income from three tenancies of $193,615 plus GST.

This property is for sale by deadline private treaty closing at 3pm on November 8 through Carlson, Paul Jarvie and Ewan Orsborn.

The property is made up of three separate lots contained within a single boundary that is largely triangular in shape and is tenanted to WEB Waste Energy Burners Ltd, Contour Aluminium and Sages Holdings Ltd.

The site is essentially level with access from Neilson St and is in the heart of the Penrose/Mt Wellington industrial region, with a variety of light to heavy industries forming the bulk of the occupants, along with some logistics and warehousing companies.

The Gate, Macquarie Goodman's landmark industrial park, is a close neighbour.

The property is handily located near to the southern and southeastern motorways with excellent exposure to the busy arterial road of Neilson St.

There are two permanent structures on the property comprising a 1300 sq m warehouse/office building.
