Addiction treatment provider Odyssey has appointed Bayleys Real Estate to market the property at 45 Lloyd Ave which has a large dwelling of about 700sq m.
It is being offered for sale with vacant possession by tender closing December 7, unless sold earlier by negotiation, through Mike Adams, Bayleys WestAuckland commercial manager, and Angela Yang of Bayleys' Mt Albert residential office.
Adams says the property is surplus to requirements as a result of the transfer of addiction treatment and rehabilitation services to another facility that Odyssey has in Mt Albert.
"Odyssey's departure opens up a whole range of commercial or residential possibilities for this property," says Adams.
"It could continue to be use as a private hospital and care facility under its existing use rights or it may suit some other type of health care or community use.
"The property's underlying residential zoning means the large dwelling could possibly be converted into flats, or it could suit a residential accommodation business or an education provider needing student accommodation, all subject to obtaining the necessary council consents. It may also be possible, again subject to council approval, to subdivide the property, with the zoning allowing 600sq m sites."
The property has been approved for use as a hospital since 1957, when planning consent to establish a treatment facility was granted by the former Mt Albert Borough Council.
Odyssey established a care complex at the property and before that it operated as the Warrengate private hospital.
Adams says the building's facilities are in keeping with its use as a health care treatment complex and include multiple bedrooms, communal living areas, bathrooms, kitchen amenities including a large commercial-style kitchen, and offices. The property also has a big sealed parking area.
Yang says tree-lined Lloyd Avenue is one of Mt Albert's most sought after residential streets and the property is surrounded by a number of high-quality homes on large sections.

"The area is zoned for a number of excellent schools and nearby education providers include Mt Albert Grammar, Gladstone Primary School, Kowhai Intermediate, two Marist schools, Hebron Christian School and Unitec.

Enabling work has recently begun on a $6.5 million upgrade of the Mt Albert town centre. Improvements will include wider footpaths, cycle lanes, street furniture, signage upgrades and a new public space.
The Albert-Eden Local Board is working with Auckland Council and Auckland Transport on the upgrade which the board says will greatly enhance the town centre and give it more of a village feel with more outdoor spaces for sitting and dining. It is expected to be completed in August with major works starting in January.
Mt Albert railway station has also been upgraded and a link bridge opened in September providing a connection between the station concourse and the town centre.
Odyssey chief executive officer Philip Grady says funds released from the sale of the Lloyd Ave property, which has a 2014 capital valuation of $2.95m will be reinvested in improving services to provide the best possible therapeutic care to the maximum number of people.
Established in 1980, the not-for-profit organisation has a collective of more than 140 specially-trained professionals assisting New Zealanders to overcome alcohol, drug and gambling addiction problems and turn their lives around.
"Residential treatment remains a cornerstone of our operations with almost 600 adults and youth in our residential programmes annually," Grady says. "However, our community programmes now represent a significant and growing share of our services. In 2015, we supported almost 2000 people through specialist community-based services."
