A pristine Northland motor camp property that has been in the same family ownership for over 50 years is now being marketed for sale as a freehold property and going concern business.

The property, with a land area of about one hectare and a total building area of 346 sq m, encompasses two double motel units, two single motel units, two cabins and 43 camp sites - with and without power supply.
Included in the sale is a three bedroom house and office, a double garage, outdoor laundry with two washing machines and two dryers, two bores and a septic tank system.
Proctor says the motor camp has 10 leased sites with renewal contracts in place, which generate about $2500 per annum.
Onsite facilities within the motor camp, which has government valuation of $890,000, include a shop, boat ramp, gas barbecue and BBQ furniture, a new wood fired pizza oven and a new gas smoker, swimming pool, playground, kitchen, separate male and female shower and bathroom blocks. The holiday park also has kayaks for hire.

"Visitors with larger boats can launch them from a boat ramp further down the road. With the popular the Poor Knights Islands arguably offering the best sub tropical diving in the world just 22 kms off the coast, this the perfect place to launch dive boats from.
"Whananaki Holiday Park is also right next to the longest foot bridge in the southern hemisphere, making it a short walk to the ocean beach even at high tide. Visitors have the benefit of safe and warm water to swim, play and boat in close to their accommodation without having to travel great distances.

Proctor says that from a business and investment viewpoint the Northland area is anticipating "a wave of expansion" with Auckland's population set to boom in the next 20 years to the point where nearly four out of every 10 New Zealanders will call the city home.
"Last year, 34 of every 100 people living in New Zealand were Aucklanders and by 2031 it's estimated that 38 in every 100 Kiwis will be Auckland residents."
Proctor says access from Auckland to Northland is improving all the time with the Auckland motorway due to be extended from Puhoi to Warkworth by 2019 and a further extension from Warkworth to Wellsford to be completed by 2022.
"This all means the Northland real estate market is also changing with the sale of this holiday park offering a prospective buyer the opportunity to catch the coming expansion wave and surf it all the way to the bank."
