When it came to putting the house at 133 Mill Flat Rd, Coatesville, on the market, property developer Patrick Chandulal began to feel the pressure — not to sell it, but to keep it.

Both he and his partner enjoyed the five-bedroom, three-bathroom house with its smart, contemporary interior and manicured garden, its luxury bathrooms, big living areas and pool room.

But Patrick has been subdividing properties in rural Coatesville into lifestyle blocks for the past decade now, and keeping them is not the name of the game, no matter how appealing they are.

Said Patrick: "What I've learned over time is that purchasers in this market want flat, north-facing land with mature trees, in a subdivision that is nicely finished off with good planting and accessways. And of course, good value for money."
