A large warehouse and office property on a 9514sq m industrial site in Avondale is for sale with vacant possession.

Colliers International is selling 96 Lansford Cres by deadline private treaty closing at 4pm May 9, unless it is sold earlier.

Industrial sales and leasing broker, Dhiru Patel, who is marketing the property with colleagues Josh Coburn and James Appleby of the agency's West Auckland and site sales teams, says it will appeal to a broad variety of prospective purchasers.

"With the potential to be purchased with vacant possession, this is an ideal asset for owner-occupiers," he says.

"The property will also appeal to developers and land bankers, who will appreciate the future redevelopment options offered by the large yard and low site coverage."

The property comprises a 2984sq m building on a Light Industry zoned site, which allows for activities such as manufacturing, production, logistics, storage, transport and distribution.

"Currently used as a church, childcare centre and shop, the property's generic nature allows it to be easily converted back to industrial use, or for certain users to take advantage of significant building improvements," Coburn says.

"In its current configuration, the property has resource consent for 1060 people, or 750 during office hours. The site offers parking for up to 198 cars, and the auditorium can seat 950 people."

Appleby says the front of the building has two fully sprinklered office levels in the original configuration, with a mixture of both open plan and partitioned offices.

"At the rear is the 1797sq m warehouse, which has a stud height of 4.2m at the knee rising to 7.5m at the apex," he says.

"The rest of the site is made up of a mixture of sealed asphalt yard and grassed areas. To the rear of the site is a strip of surplus land."

Appleby says the property has a prime corner location in an area mostly made up of small to medium businesses.

"Located on popular Lansford Crescent in Avondale, the property benefits from easy access to the greater Auckland area via both State Highways 20 and 16.

"The property is also well-sited in relation to the New Lynn transport hub, Rosebank Rd, the recently completed Waterview Tunnel and the greater western suburbs."

Appleby says the property is about 15 to 20 minutes' drive from the Auckland CBD during non-peak hour periods, with surrounding residential localities providing a stable source of labour.
