Two South Auckland club premises, the Workingmen's & Cosmopolitan Club in Otahuhu and another building occupied by RSA Panmure/Mt Wellington, are up for sale with vacant possession in Bayleys' latest Total Property portfolio.

Both properties are larger than now required by the organisations which are looking at options better suited to their members' needs.

They are among a wide selection of commercial and industrial properties that will go under the hammer on August 1 in Bayleys' Maritime Square auction room in Central Auckland.

The Otahuhu "Cossie Club" premises, as they are widely known, at 101 Atkinson Ave, were established in 1962, with membership originally revolving around workers from the nearby freezing works and railway yard.

The solidly built 2481sq m building, on a prominent site on the corner of Atkinson Ave and Avenue Rd, is for sale through Noel Rogers of Bayleys Manukau.

Also included in the sale is 2529sq m of vacant land, currently used for car parking by the club, at 48-50 Atkinson Ave.

Rogers said the sites collectively, which are being offered as one lot, encompass 4137sq m of land which is held in four titles offering considerable future development and subdivision options.

The two-level building provides a combination of bar areas, a restaurant with commercial kitchen, offices and meeting rooms, storage areas and recreational facilities including a dance floor, bowls, darts and snooker and eight-ball pool tables. The building covers almost the entire site, which is in two titles totalling 1608sq m with a Business 3 zoning. This zoning is applied to suburban centres which contain the highest concentration and intensity of business activity on the Auckland Isthmus.

Rogers says permitted activities cover a reasonably wide range of commercial and retail activities including education, healthcare, offices, community facilities, restaurants, taverns, tourist complexes and residential units in existing buildings.

The land at 48-50 Atkinson Ave is in two titles of 1770sq m and 759sq m and provides sealed parking with security lighting for about 100 cars. It has a mixed use zoning which allows for a variety of residential, retail, office, light industrial, educational and leisure activities. The property is close to the Otahuhu bus terminal and there is a public car park nearby.

Rogers says Workingmen's & Cosmopolitan Club has indicated that it would consider a long-term settlement on the sale to enable a new owner to refine plans and obtain the necessary consents for the property's further development.

"Parties wishing to pursue this option would need to get this clarified before the auction," he said.

Also going under the hammer is the RSA Panmure/Mt Wellington premises at 11 Pleasant View Rd, Panmure, which is being marketed by Dave Stanley and Ben Bayley of Bayleys Manukau with Mike Adams of Bayleys Auckland.

The 1092sq m mainly single-level building has housed the RSA since the early 1990s and is of solid block construction.

Stanley says there are good facilities inside which include offices, recreational areas and a commercial kitchen associated with the dining and bar area.

The building is located on two titles with a Business 2 zoning and wide frontage.

The front of the property currently provides parking for members, with a drop-off zone outside the main entrance protected by a substantial awning.
