More than 30 commercial properties, including 14 for auction, are being offered for sale in Barfoot & Thompson Commercial's latest InSite portfolio magazine including a 3065sq m factory and warehouse facility at 5 Charann Place in the Rosebank industrial area of Avondale, West Auckland.

The industrial complex on a 5160sq
m freehold Business 5 zoned site is being marketed through Marie-Anne Molloy and Peter Jeromson and will be auctioned at 1pm on Thursday, August 4, at Barfoot & Thompson Commercial's offices at 50 Kitchener St unless sold prior to the auction.

Partially occupied by the owner, using one of two warehouses, the second warehouse with office is being leased to Mulcahy Engineering paying an annual rental of $90,000 net plus GST on a one-year term commencing October 1, 2010 with one further right of renewal for one year.

In addition Croxley pay a rental of $25,355.16 net plus GST for parking per annum with the current term expiring on August 31.

"The site comprises one title that forms a square-shaped property with approximately 70m frontage to Charann Place," Molloy says.

"The contour is flat and level with the road throughout the entire site and there are two access ways to the front offices, one for each tenant. About 51 per cent of the property is utilised for yard space and parking with parking areas to the front of the property and driveways down each side of the building all the way to the rear of the property. Drive around access is possible however, the current configuration has the rear driveway fenced off and the area is being rented as carparking to Croxley, the rear neighbour. There is also yard space along the western side of the building which is fully fenced off."

Jeromson says Rosebank is a well established industrial and commercial district relatively close to Auckland's CBD with easy access to transport routes both north and south. "The pending Auckland ring route is set to intensify passing traffic and further open up access to wider Auckland," Jeromson says. "Three per cent of Auckland City's total employment is located in the area, which is a dynamic and highly successful production zone occupied by businesses in the manufacturing, wholesale, construction, transport and storage, property and business services sectors."

Jeromson says the property in Charann Place is located on the western side of the Rosebank Peninsula and is about 1.6km from the Northwestern Motorway off-ramps down Rosebank Rd which is a principal thoroughfare for the district with high volumes of traffic.

"Travelling time to the Auckland Central Business District is in the order of 14 minutes during normal traffic flows," he says.

"Over the last eight or so years, growth within the Rosebank industrial district has resulted in the demolition of the older industrial buildings which have been replaced by highly specified showroom, warehouse, office properties and multi-unit developments. A feature of the area is its access to a large labour force in the residential areas in West Auckland suburbs to the south."

For sale at the same auction is another industrial property of 2804.91sq m on a 4956sq m Business 5 zoned site at 3 Goodman Place, Penrose.

Comprising warehousing of 2431.16sq m and office area with amenities of 373.75sq m, the property is rented by Cardinal Logistics on a short-term lease for $130,000 per annum plus GST. "This facility has never been vacant since it was built around 1979," says agent Bill Carlson who is marketing the property with colleague Tim Wilson. "The buildings comprise a large warehouse structure of 2431.16sq m with attached two level office accommodation and amenities built around 1970-79," Carlson says.

The warehouse has a poured concrete floor with steel pillars supporting the roof structure and concrete block and steel-clad walls with a corrugated iron roof. It is accessed via four container height doors located to the western side and rear of the building.

Within the building, a section of the warehouse has been partitioned off with concrete block walls and is being used as a dangerous goods store. "This area of about 600sq m could easily be utilised by a separate tenant," Carlson says.

The office accommodation and amenities areas of 375.3sq m are attached to the front corner of the warehouse with internal access between the two areas.

Sealed and security-fenced yard areas are on the western side and to the rear of the building which are suitable for container storage.

Carlson says all interested parties should be aware the roof needs to be repaired or replaced and the property is to be sold on an "as is" basis.

"Prospective purchasers need to determine for themselves as to cost of remedial work to the roof," he says.

Wilson says Goodman Place is a no-exit street, with the property for sale located around 200m from Church St, a main arterial route located in the popular industrial suburb of Penrose.

"The location provides good access to the motorway systems, the airport and the Ports of Auckland."

He says the site is a rectangular shape with a depth 92m and width of 55m.

"The contour is relatively level with the site having access to Goodman Place from the north-west corner," Wilson says.

A third property going under the hammer at the auction on August 4 is a retail and residential building at 883 Dominion Rd, Mt Roskill.

"Situated in a prominent Dominion Rd position, this property is possibly one of the first ground-up restorations of an Art Deco period retail building in the Dominion Rd area," sales commercial/industrial agent Allan Myers.

"All the structural improvements have been made to bring this premises up to modern day building code standards, with no expense being spared with the final fit-out, creating a trendy one bedroom apartment with an open-plan kitchen, dining and lounge are above a fashionable store."

Myers says features of the high stud 80sq m apartment are its designer kitchen with Italian appliances, double glazing, parquet flooring, three skylights and Mitsubishi heat pump. "The 70sq m street level shop has marble flooring, a new roller door, a back security and fire door, is soundproofed and has steel work for earthquake-proofing."

Further north Myers is marketing for sale a 1980s six level building generating net annual income in excess of $550,000 plus GST at 70 to 82 Bank St, Whangarei, that he is selling by deadline private treaty closing July 19. The property, with two street frontages, comprises 210sq m of office space plus 250sq m of retail area and storage along with 62 secure carparks.

"The anchor tenant is the Inland Revenue Department and the building was enlarged, altered and refurbished to IRD specifications in 2005," Myers says. "Two of the building's levels front Bank St, and due to the contour of the land, four levels descend down the hill to adjoin Butter Factory Lane. Two retail shops adjoin Butter Factory Lane and access to what is regarded as some of Whangarei's best secure carparking."

Myers says the previous owners are deceased with beneficiaries living in the UK and a firm of Christchurch lawyers acting for the estate and initiating the sale process.

"This is a modern freehold commercial investment property, with main street prominence and a government department as anchor tenant. It is strategically located in an essential provincial service centre with a high cash flow delivering high potential yields."

Also included among the properties for sale in Barfoot & Thompson Commercial's InSite portfolio magazine is a 522sq m industrial complex on a 710sq m freehold site at 41 Jellicoe Rd, Mt Wellington which is being sold by Mike Jensen via private treaty.

The property, with an asking price of $750,000, comprises 364sq m of warehouse with 158sq m of office, showroom and amenities along with 10 carparks.

"The location, profile and exposure are the strengths of this property and will ensure a tenancy will always be in place," Jensen says. "The building is currently under-rented at $42,000 per annum with the next review date being June 2012. This is a sound investment and rare opportunity to purchase an affordable freehold property in this location with this level of exposure."

Jensen says the site is fully security fenced and provides for ample off-street carparking or a display area.
