Market learns of top-notch office space

Two premium office floors in the state-of-the-art Manukau Tertiary Centre (MTC) on Davies Rd, Manukau, are for lease. The Warren and Mahoney designed-building is scheduled for completion in the middle of this year.

"The new centre has a practical build completion date of May 20 with leases commencing on June 1," says CBRE senior director Lorne Somerville, who, with colleague David Campbell, is marketing them for lease on behalf of Manukau Institute of Technology.

Somerville says the MTC is six storeys with a central atrium, combining learning facilities on the lower levels and the two floors of office space on the fifth and sixth floors.

He says level 5 could be split into two tenancies of 1,109sqm and 720sqm which would suit 80 and 54 employees respectively.

"Level 6 also provides additional flexibility with either a split or single tenancy. A single tenancy space of 3,085sqm could cater for over 220 staff while a split tenancy would see 1,241sqm and 1,844sqm house 96 and 140 people, respectively.

"Level 6 looks out to Rangitoto and the Sky Tower and has panoramic views," Somerville says.

"The new Manukau Tertiary Centre is located directly above the new Manukau Train Station and will be part of a commercial and transport hub offering exceptional connections," he says.

"Built and designed to the highest standards of construction with flexible layouts in a seismically secure building, we believe the office space in the new tertiary centre will be snapped up for lease quickly."

Somerville says many businesses are looking beyond the Auckland CBD to more sustainable leasing options that offer benefits beyond those provided by traditional office environments.

Campbell says the MTC is being constructed to a five-star green building rating.

"This is the cherry on top. The attention given to sustainable building standards means the MTC has not only a significantly reduced environmental impact, but also lowered operating costs to benefit both tenants and the owner."

Campbell says the ground floor atrium will house a transport interchange connecting to the lower level rail platforms. "The upper office levels have exclusive access from the ground floor atrium, with dedicated lifts and stairs, and onsite access control and security systems, so foot traffic from the interchange won't be a concern.

"Retail, theatre, food and beverage and service facilities will be provided within the centre along with onsite vehicle and bike parking spaces that will complement numerous nearby public parking facilities."

Campbell says a 250-seat auditorium/performance theatre will be available for hire by tenants and outside operators.

"Beyond the building itself, the grounds of the MTC will feature well landscaped outdoor areas including tiered ponds, grassed areas and an outdoor cafe terrace ideal for informal meetings and lunches."

The property is located in the heart of the Manukau CBD on the edge of the picturesque Hayman Park.

"The Auckland CBD is just 20 minutes away and the airport is a 15-minute drive. State Highways 1 and 20 are two minutes away. It's only a 5-minute walk to the Westfield Shopping Centre and there are several cafes, child care facilities, supermarkets and gyms nearby."
