Agents say now is a great time to invest in an industrial business park due to be completed in Laurenson Rd, Hobsonville, late this year or early next.

NAI Harcourts agent Rene Geertshuis says high demand for commercial property, low interest rates, latest building techniques and designs have incentivised developments such as the one being built in the new and fast-growing Auckland suburb.

"This purpose designed industrial zone with direct motorway access to the North Shore and West or South via the Waterview tunnel, has already proved extremely successful," says Geertshuis.

"National and international names have made this their it base due to its closeness to the CBD and main transportation routes," he adds.

With the significant shortage of industrial properties available north of the harbour bridge this development will provide much needed smaller to mid-size range of buildings.

Sixteen units being built ranging from about 140sq m to 540sq m, while the ability to merge units together could potentially provide up to up to 950sq m.

"At this early stage of the development such merging is relatively easy to design and accommodate client requirements," says Geertshuis.

Laurenson Business Park will have a full drive-around-plan, one providing easy traffic flow and easy truck access via a wide 8m right of way.

The development will have signage onto the road with illuminated signs on the buildings.

Another feature of the development is the high ratio of car park numbers, far exceeding the minimum requirements on many of the units.

This is designed for commercial buildings with substantial showrooms, which have relatively larger staff and more visitor numbers, requiring additional space.

However, there is a mix of "tradie units" of about 140sq m to 160sq m, to the lavish showroom warehouses of 216sq m to 531sq m.

Mezzanine office space at the rear of some buildings is a feature of the buildings, allowing full-stud heights for roller doors to operate at the front. The rear mezzanine office has its own entry door, which could be leased out separately as there are facilities on both levels. These units start at only $699,000 plus GST (if any).

Agent Geoff Thorne says the developer has created four feature units which will have superior fit-out and fabulous cantilevered offices with E-glass to help with insulation. Heat pumps, carpeted offices, and in showroom areas polished concrete floors.

"These corner positioned warehouses will have side access via the electric roller door and really do offer so much, including up to 50 per cent more car parks than required.
