Only three quality spaces are left for lease in the Ponsonby's long awaited Cider Building due to for completion in the middle of next year alongside Vinegar Lane on the site of the former DYC vinegar factory site.
The Cider Building is located within a 14,000 sq m Ponsonby blockfronting onto both Williamson Avenue and Pollen Street.
"The space available presents a chance for specialty retailers to be part of the new development anchored by a Countdown supermarket that will revitalise the Ponsonby community," says Jessica Martin of Colliers International, who with colleague Nilesh Patel, is marketing the retail units for lease within the Cider Building at 4 Williamson Avenue.
Martin says neighbouring developments in Vinegar Lane will include high end residential and commercial spaces with architecturally designed office and retail units centred around an attractive courtyard.
"The development has been planned to be a place where tenants can live and work in the same building and will form the heart of a new Ponsonby consumer base for lifestyle shoppers."
The three retail units remaining for lease in the Cider Building, from an original 10 units, are all ground level, road frontage units. Fronting Williamson Ave, Unit 5 is 84 sq m and Unit 6 of 106 sq m while Unit 9 of 166 sq m faces Pollen St.

Martin says the spaces would ideally suit food and service operators who could complement what is an already diverse line-up of operators which include a Japanese restaurant, gelato store, pizza outlet, gift shop, barber and a café."
On completion, the Cider Building will consist of three levels of office space above a 4360 sq m modernised Countdown supermarket. Below this will be five levels of parking with more than 220 spaces dedicated to the supermarket alone.
"The retail units will have an upscale, industrial appearance and will have road signage," says Martin.
"The retail units, and the entire development, have been designed with Ponsonby's eclectic and upmarket environment in mind. The added attraction of the direct road signage gives each tenancy the benefit of maximum exposure to a high profile neighbourhood."
Martin says the landlord, General Distributors, will present the tenancies as shells for tenants to complete to their own requirements with modern fit outs. The units will have aluminium shop fronts, concrete floors and ceilings, gib-lined walls; and will be provided with power, plumbing and gas services.
Patel says the Cider Building is well connected to public transport routes and is only minutes from Auckland's central business district.

"The Inner Link bus stops just 50 metres from the building's front door every 10 minutes during peak hours and 15 minutes during off peak. So for tenants or clients travelling from the CBD, the three kilometre commute takes less than 10 minutes in peak traffic."
The State Highway One north-south, and State Highway 16 north-west, motorway connections are only one kilometre away at Pitt St and Union St, while the St Marys Bay on-ramp, Cook St off-ramp and Newton Gully accesses are all within a two kilometre radius.
Patel says retailers are taking notice of the transformation taking place in Ponsonby and moving into the area.
"Australian fashion brand SEED Heritage has opened its first New Zealand flagship store brining a fresh energy into the area just across the road from the Cider Building site.
"Last year Mansons Portfolio Limited bought the site at 160 Ponsonby Rd previously occupied by Video Ezy. A new development, currently under construction, will consist of 518 sq m of prime retail space fronting Ponsonby Rd with a single office level above. Four retail tenancies are in the development with completion scheduled for later this year."
