A Bay of Islands resort is for sale in Kerikeri featuring cottages and studio apartments situated on the banks of an artificial but natural swimming pool and surrounded by spring-fed streams, waterfalls, ponds, native plants and bush.

"The design of Avalon Resort at 340A Kerikeri Road is based on the legend of the mythical Island of Avalon," says Kevin Francis of LINK Business Broking who is marketing, via an expressions of interest campaign, the 2.7 hectare boutique property and going concern business for an asking price of $2.95 million.

"The resort is situated in a secluded and private valley, only 400 metres from the centre of Kerikeri and a 10 minute drive to the airport. It overlooks the manicured greens of Kerikeri golf course and is just a short stroll to the shops, cafes and restaurants in town," Francis says.

The property encompasses a modern and stylish house overlooking a small river along with a small citrus fruit orchard and fenced animal paddock.

Francis says Avalon has developed New Zealand's first man-made natural swimming pool for guests in a subtropical and natural setting - which is called The Oasis. "The swimming pools are chemical free and employ a filtration system and plant life to keep the spring fed water clean and safe for swimming."

The high-end accommodation business comprises four luxury self-contained cottages that sleep up to four guests each along with four self-contained studio rooms with ensuite bathrooms that house two or three guests.

"The cottages built in 2007 have been designed to provide all the comforts of home for guests wanting to enjoy a superior holiday in private surroundings," says Francis. "Visitors stay on a self-catering basis but the cottages are serviced daily.

"The spacious 60 sq m cottages are constructed of natural materials to make for healthy and open living spaces, large glassed areas feature wide views with lots of sunlight. The special character of the cottages is emphasised by the hardwood timber flooring, comfortable teak furniture and contemporary décor."

Francis says all the cottages are individually themed with have their own character.

"From the decks guests look out over the ponds of Avalon and the native bush in the valley, all the way across the river to the Bay of Islands golf course. The steps from the decks lead to individual cottage gardens with sun loungers. Private parking is provided at the back of the cottages which will accommodate two guests in king beds in the bedrooms; while others have the comfort of separate sofa-beds in the big lounge areas."

Other features of the cottages include full kitchens with gas hob, microwave, dishwasher and small fridge/freezers; 32? flat-screen TVs (Freeview), DVD players and free WIFI; tiled bathrooms with baths and separate showers.

The self-contained studio apartments are located in the main building a short distance from Avalon's 'Oasis" relaxation area. Four modern and stylish units with different themes cater for couples, business travellers and visitors requesting studio styled rooms..

"Being more like a motel set up, the studios are competitively priced but with all the benefits Avalon Resort has to offer including the Oasis pool, spa and sauna area," says Francis.

The studios units are attached to each other, but face different directions to give guests privacy. "They can enjoy their own private covered deck or join others on a large deck in the Oasis relaxation area."

All the studios have their own ensuite bathroom and kitchenette with a choice of king/queen size beds or twin singles.

Two of the studios are adjoining and are ideal for a family. The studio rooms normally sleep two guests, but one of our rooms has a small extra bedroom with a single bed and can sleep three.

They have kitchenettes with cooking plate, microwave and fridge/freezer; ensuite bathrooms with showers; private covered decks in garden setting; safe central parking; 32? flat-screen TVs (Freeview), DVD players and free WIFI.

The large split level home of about 350 sq m has six bedrooms - one with ensuite - plus bathrooms/toilets;

spacious lounge area with open kitchen plan; entertainment room; laundry and garage; separate clinic/ massage room with bathroom for use as home business; carport and workshop; and large sunny decks with wide views over the river and golf course

Other features of Avalon include an outdoor spa pool available year round; a guest sauna, massage and healing clinic, safe river kayaking and a central kitchen for catering as required.

The environmentally friendly resort has two Biocycle waste water treatment systems, solar hot water panels, as califont hot water system and four water tanks holding 65,000 litres.

"The business has all year round good occupancy with excellent returning business but it could be operated on a seasonal basis if desired," Francis says. "Additionally, the main dwelling could be turned into a B&B styled business as an add-on while the peaceful grounds would suit a retreat or healing centre type of business."

Francis says Avalon has resource consent to build two more luxury cottages plus a retreat building or hall and the grounds for this are already prepared.
