A free-standing concrete block industrial building with three tenancies is for sale in the Auckland suburb of Kelston.

The freehold West Auckland property, at 23 Cartwright Rd, is believed to date from the 1970s.

It is for sale by negotiation - with offers of more than $1.1 million (including GST) expected - through Harveys Real Estate agent, Meir Alfassi.

The tenancies are:

• Unit A, the front unit, is about 310.5sq m, which includes a workshop, good size mezzanine storage, offices and amenities.
• Unit B, at about at 321.4sq m is configured with a larger workshop/warehouse and smaller mezzanine area but has similar sized offices and amenities.
• The third tenancy, Unit C, is a simple workshop/office space of about 66.7sq m and lies to the rear of the building.
The total lettable space is about 698.6sq m with the units fetching $64,320 each per annum.

"There is a steady demand for affordable and split-risk commercial investment opportunities of this type in West Auckland," Alfassi says. "Zoning is Business-Mixed Use under the Auckland Unitary Plan and Cartwright Rd is close to a main arterial route and service centres.

"In future, this zoning is expected to accommodate intensification and diversification of land use, including mixed residential/business use and smaller multiple story buildings of up to four floors. So the long term advantages should be kept in mind."

Alfassi describes the three units as comprising medium-stud workshop, warehouse or factory space - with additional supplementary office and amenities space.

In the industrial/commercial area of Kelston, the property occupies a site of about 996sq m just off Great North Rd.

Construction comprises concrete foundations and concrete block external walls. There is a mixture of steel and timber rafters on concrete block piers, timber purlins and a profile metal roof. The remaining land is paved, providing onsite parking and manoeuvring space, while the property is fully fenced and has steel security gates at the entrance.

The site is rectangular, initially level with the road with a gentle descent to the rear boundary.

With the State Highway 20 ring route almost completed, commercial property in the west is experiencing increased demand and value, Alfassi says.
