Industrial park provides perfect link

A new eight hectare industrial estate, to be called the Link Industry Park, is planned for Wiri, South Auckland, just six kilometres from Auckland International Airport, 2.4 km from the Wiri Inland Port and within minutes of access ramps to two motorways.

The industrial park is to be constructed on a brownfields redevelopment site at 246 Puhinui Rd, with a large existing building to be demolished to make way for the new development.

Design build and leasing option of between 2000sq m and 40,000sq m in size are being offered for sale or lease in the new park through Andrew Hooper and Greg Goldfinch of Colliers International on behalf of Willis Bond & Co. Outright land acquisitions can also be considered.

Hooper says the development is strategically located in an ideal location for many medium to large scale businesses which require direct access to transport infrastructure.

"Numerous options are being offered which can be tailored to suit the property needs of a range of businesses," he says.

Roger Twose of Willis Bond & Co says the estate will offer pre-lease, purchase and turn-key building solutions with significant flexibility available for prospective occupiers.

"We're prepared to offer the market a number of flexible options. We can design, build and lease premises; or we can design, build and sell to owner occupiers ... Bare land could also be available on a sub-divisional basis, presenting a further option for companies looking to move to this strategic location."

Given its closeness to key transport links, Hooper expects it will appeal to logistics, warehousing or distribution companies.

Goldfinch says Puhinui Road leads directly west to Auckland International Airport, with the South Western motorway interchange only 800 metres from the proposed industrial park and State Highway One only 3km away.

"This access, combined with the nearby main trunk rail line and the proposed State Highway 20 extension providing an alternative link through to the North Shore and West Auckland, this will be an excellent location for a range of businesses which rely on transport," he says.

"Some of New Zealand's best known brands have already discovered the benefits of basing their operations in Wiri, including Croxley, K-Mart, Bridgestone, Frucor, Progressive Enterprises, Downer EDI and Foodstuffs."

The Link Industry Park will have dual road access from Nesdale Ave and Puhinui Rd, and the large Manukau residential areas will ensure a good supply of labour.

"The limited supply of land in South Auckland should protect the value of high-quality, well-located industrial facilities," Goldfinch says.

"Land in Wiri also offers cost benefits over more traditional industrial areas in South Auckland, where land prices are at a premium."
