The former Coromandel repair workshops, warehousing and administration offices of logistics and freight forwarding firm Linfox is for sale at Kopu, Thames, adjacent to State Highway 25.
"This is a perfect 'turnkey' opportunity for any business with trucking or industrial vehicle maintenance at the core of its operations," says JoshSmith of Bayleys Hamilton who is marketing the freehold land and buildings at 71 Kopu Rd for sale through a tender process closing on Thursday June 2.
"The imposing building infrastructure occupies a vacant site within an industrial zoning," Smith says.
The 2075sq m former plant within 14,410sq m (1.44ha) of land is surrounded by secure wire fencing and monitored by an intruder alarm system.
There is also the potential for a purchaser to lease a neighbouring 14,000sq m (1.4ha) block of land.
A two-story structure encompasses the property's main office with a reception area, five large offices, staff kitchen, and bathroom amenities on the ground floor. Upstairs are five offices, a boardroom, and file storage space. Heat pump and air conditioning units are located in most of the office spaces.
Sitting across the yard from the main office, the workshop buildings comprises a four-bay workshop with attached offices, storage space and staff facilities.
The main workshop is a three-bay structure with two full-sized truck and trailer inspection pits and a third commercial vehicle inspection pit. Large doors at either end of the workshop allow for a 'drive-through' format.

The building is constructed with steel supports and beams, and lined in corrugated iron on a concrete flooring pad.
To one side are a storage facility and a smaller single bay workshop. Looking over the workshop floor are three separate offices, and on the lower level a further three offices, staff lunch room, bathroom, and personal locker facilities. An internal staircase leads to a mezzanine level which contains more storage space.
Adjoining the workshop is a large warehousing facility of 1017sq m with six external loading bays and bi-fold doors at either end to allow for multiple vehicular entry and exit points.
More office space is found in the lower level of the warehouse with five offices of varying size. On the upper level there is a large conference and meeting space, male and female bathrooms, and another staff lunchroom.
The yard is paved in front of the main office building and concreted in front of the workshops, secondary office block and warehouse areas.
Two truck wash bays are on site - one a drive-through and the other undercover in one of the workshops. The site has a T-shaped refuelling hardstand structure but there are currently no pumps in operation.
"This substantial trucking facility comprises virtually all the required aspects of a freight vehicle maintenance or logistics business - from parking space and mechanical maintenance infrastructure through to the ancillary administrative premises and the opportunity to operate its own fuelling depot," Smith says.
"Subject to Thames Coromandel District Council consent approval, the property could also be purchased in its existing format and then subdivided into smaller commercial blocks. "Under this dynamic, the site could become a heavy haulage 'hub' with three or four or maybe even more separate commercial tenancies."
Smith says one prospective buyer has looked at the site with a view to establishing a long-term storage facility - offering both covered space within the warehouses and workshops, and uncovered space for the likes of boats, caravans and cars in the extensive yard space.
