Kirk says the land at 2 Bentinck St is zoned Business-Light Industry under the new Auckland Unitary Plan while 3019 Great North Rd is zoned General Business which means it could be used for a wide range of commercial purposes.
Adams says the fact that the site is close to the rapidly developing New Lynn town centre also increases its development appeal and its attractiveness for an owner-occupier because of the large amount of traffic passing the property along this part of Great North Rd.
The LynnMall shopping centre is nearby with its large outdoor car park just a short walk away while the New Lynn train station and main transport hub are also easily accessible.
Opened in 1963, LynnMall is New Zealand's oldest shopping mall. Now under the ownership of Kiwi Property, it underwent a $36m expansion in 2015 to incorporate an eight-screen cinema complex, an outdoor dining lane called Brickworks and additional specialty stores.
