Most space in first building already leased which decided developers to build again on the same Nugent St site

A commercial and residential development at 8 Nugent St in Grafton has been so successful that another office building of nearly 6500sq m is planned for the site.

"The mixed use development at 8 Nugent St on the city fringe has been snapped up by respective businesses and residents," says Simon Wilde, commercial leasing broker at Jones Lang LaSalle, who secured Exxon Mobil, Woods and MTS Global as commercial tenants.

"This is an exceptional development that we rarely see come to market as evidenced by the fact that 93 per cent of the initial office building is already leased," says Wilde. "Due to the strong demand the developers, Neil Properties, are proposing to develop a second office building to add more space to the complex.

"The total planned Nugent St development will eventually comprise five buildings that will encompass the full gamut of work, play and living," Wilde says.

Already up is the first five level office building designated Building B. The majority of the 8000sq m complex is already tenanted with a BodyTech Gym leasing the ground floor.

Wilde says the planned second office building will reflect the style of the existing structure that comprises about 5400sq m of office space but over four floors instead of five. It will incorporate 1000sq m of showroom and retail space on a plaza level and will have basement parking that has already been constructed.

"The new development will sit behind the current Building B office block," Wilde says.

Building B was designed to achieve a Green Star NZ Certified Office Design Level 4 rating and incorporate a wide range of environmental initiatives such as comprehensive storage facilities, the ability to recycle waste, building orientation to maximise natural light and the use of reinforced concrete for building facades which contributes to the thermal mass of the building.

Phil Ainsworth of Neil Properties says the up and running Building B office complex reflects the ultimate style and construction that will be implemented to the same A-grade standards in the planned Building C.

"Building C will offer the potential for a Green Star rating to a level selected by the lead tenant," Ainsworth says. "This in conjunction with the sustainable building methods and modern materials and technologies employed in construction will also result in a building with low running costs - another major benefit for any tenant."

Ainsworth says the building design has already received resource consent, with occupation planned for one year after the start of construction. Building C will offer a range of showroom and office space, all of which can be customised to each tenant's requirements. "The four floors will offer total flexibility of floor plan as each has only one row of central columns and a core which houses the lifts and stairwells."

Levels 1 and 2 will have floor plates of 1788sq m with a slightly smaller top floor of 1327sq m. The ground level will encompass 528sq m of office space and 1056sq m of showroom and retail space to give the complex a total commercial floor area of 6487sq m.

"The basement will provide 68 tenant dedicated car parks, bike racks and a change room for cyclists and a room for an emergency generator," Ainsworth says.

"All floors will bathe in the natural light of 3 metre high floor to ceiling windows. Panoramic Auckland vistas will be available from the east and south faces of the building."

Ainsworth says large scale signage and naming rights are still available on Building C that will project a high profile corporate identity.

Adjacent to the completed Building B office complex is the nearly completed cedar-clad Nugent Apartments designated as Building A. This comprises 56 apartments with a large number having been pre-sold off plans. The building's ground floor retail space is occupied by the Mozaik Cafe, New Way Barber and by BodyTech specifically for its Spin and Pilates studios.

Comprehensive parking is provided for the entire precinct on the site within the completed Building D having undercover parking for tenants and residents and over 150 visitor parks. In total there are 600 car parks for the five building site. Residents have added security access to and from the car parks via an underpass connecting the basement of Building A directly to Level 4 of the car park.

Craig Watson, commercial leasing broker at Jones Lang LaSalle, says there are many benefits of a mixed use development like 8 Nugent St, socially, economically and environmentally.

"It provides convenient access to people, places and activity with the reduced need to use vehicles and a more secure environment in which to work and live. The Nugent St site has all the ingredients of a very good connected urban environment which is why there has been such a market interest in both the office developments and apartments there."

Watson says the proposed redevelopment of the nearby Lion Breweries site by Auckland University and the confirmation of the proposed inner city rail loop will make the Nugent St location even more popular with occupiers.

Ainsworth agrees that one of the development's greatest assets is its "central hub" location in Grafton - midway between Newmarket and Ponsonby and a short distance from Parnell, Kingsland and Mt Eden.

"The University Medical Campus, Mercy Hospital and Auckland Hospitals are within one kilometre while the Auckland CBD is just three kilometres away."

Three motorway interchanges are within two kilometres and two rail stations are within 500 metres. "Residents in the area have the benefit of more than 40 bus routes running along Khyber Pass Rd, Mt Eden and Symonds St," Ainsworth says.
