Glendene industrial site a rare opportunity

Auckland's shortage of Heavy Industry zoned land is expected to drive strong demand for an undeveloped corner site in a compact West Auckland industrial precinct.

The 4892sq m freehold property at 44 Bancroft Crescent, Glendene, is being marketed for sale by tenders closing May 31 through Dwayne Warby and Dhiru Patel of Colliers International.

Warby says the property will appeal to owner-occupiers and developers alike seeking a blank canvas for a range of intensive industrial uses.

"This cracking corner site not only offers scarce Heavy Industry zoning - it is also vacant and undeveloped, which is particularly hard to come by," he says.

"It's sale represents an excellent opportunity for an owner-occupier to build their ideal warehouse and yard combination. The site is also ideally suited to the construction of multiple industrial units, or for use as a yard."

Warby says the property's versatile shape, near level contour and dual street frontages make it suitable for a wide range of uses.

"The site's location on the corner of Bancroft Crescent and Akatea Rd gives it excellent exposure; and also gives it great access and site flow options, while the property's regular shape allows for an efficient building layout."

Warby says water, wastewater and stormwater services adjoin the site.

"With increasing pressure on the supply and price of industrial land in Auckland, it is becoming increasingly challenging for companies to find available land of the right size, location and zone from which to operate their business. Seldom do sites of this nature come to the market, let alone with Heavy Industry zoning, making this a very rare opportunity."

Patel says the property is in an established pocket of industrial development commonly referred to as "Span Farm".

Located only 10 minutes from the State Highway 16 interchange at Te Atatu Rd, the property is within 25 minutes of the Auckland CBD off peak.

The property also stands to benefit from the new Waterview interchange and tunnel project, which is 15 minutes away via Great North Rd.

"The Waterview Connection, which is due to open soon, will greatly improve access to South Auckland and the airport by linking SH16 and SH20," Patel says.

"The Glendene industrial precinct has traditionally serviced the wider Waitakere area. Sitting midway between the two business districts of New Lynn and Henderson, it is home to major brands such as Sealed Air and Delegats Wine Estate."

Other notable companies in the area include Hydrotech Drainage and Plumbing, The Pallet Company, Jason Products and Elephant Plasterboard.

Patel says the Heavy Industry zoning allows for industrial activities that may produce objectionable odour, dust and noise emissions. Air quality emissions standards are often different to other zones.

Development of up to 20m is permitted, with some restrictions.

The zone is designed to enable business to concentrate on generating economic activity for Auckland.
