The windows maximise natural light, creating a positive ambience and 'vibe' — and also reduce the energy required to run building's electric lighting.
Anytime Fitness is on an eight-year lease which runs through to 2024, with five further five-year rights of renewal.
The business pays annual net rent of $65,000, which is scheduled to rise to to $70,000 net next year. All outgoings on the property are paid by the tenant.
The freehold land and building are being marketed for sale by tender through Bayleys Gisborne, with tenders closing at 3pm on October 24. The property features in Bayleys' latest Total Property portfolio magazine.
Bayleys Gisborne salesperson Colin McNab says Anytime Fitness has built up a strong and loyal clientele since opening two years ago. The property includes 11 car parking spaces.
The gym's 680sq m training facility has multiple spaces enabling various exercise activities to run simultaneously and sits upon about 1214sq m of freehold land.
Cross-fit classes can be run while others use exercise machines, or the free-weights area. There are shower and bathroom amenities for members, and a reception area.
"Gymnasiums and fitness centres always require well-ventilated and spacious floor spaces — and the airy design and layout at Anytime Fitness is one of the chief reason membership is so strong there," says McNab.
"This gyms fit-out allows for constant free-flowing air movement and reticulation, which is supported by a high-volume air conditioning system. The building's steel-beam 'cathedral' and saw-tooth ceilings are supported on concrete block pillaring, while the flooring is a mix of hard-wearing polished concrete and parquet wood panelling," says McNab.
The weights area and cross-training space are on the ground floor, while an aerobics/yoga area of about 70sq m are situated upstairs.
