Normans Transport and Storage new building now operating in the Te Rapa Gateway industrial park.

The Te Rapa Gateway industrial park near Hamilton is marketing for sale fully serviced sites ranging in size from 2107 sq m and upwards.

The industrial park is being jointly developed by Chalmers Properties and Porter Property Group and is strategically located between the Waikato Expressway and the main northern railway line at Te Rapa, close to The Base Shopping Centre.

"These sites have a great central location with huge exposure to the expressway," says Radley Clarke, sales and marketing coordinator for Te Rapa Gateway.

"Zoned Industrial under the Hamilton City Council Operative District scheme, they will appeal to a diverse cross section of industrial businesses,"

Clarke says. "Design build and leaseback options are available and can be tailored to suit individual requirements."

Radley says the fully serviced industrial sites include provision for ultra-fast broadband and a power supply of 11kv. Site costs within the industrial park range from $235 per sq m to $275 per sq m.

"In addition to excellent roading access just 10 minutes to the Hamilton CBD, 75 minutes to Auckland and 85 minutes to Tauranga, the sites have the potential for rail sidings linked to the main north-south railway line.

"Additionally the industrial park is close to large residential areas with a plentiful supply of skilled labour."

A 10,000 sq m hi-stud facility for Normans Transport and Storage has been completed and is operational at Te Rapa Gateway and a 17,125 sq m building is under construction for Mainfreight on a 48,000 sq m site.

Denis Laws, manager of Mainfreight Hamilton, says the firm's complex includes two railway siding lines into a main shed that can take 16 wagons with a third line for bulk commodities outside.

"At this stage we are looking at completion date of May 2 providing we don't run into any headaches," Laws says.

The South Precinct and Arthur Porter Drive section of the Te Rapa Gateway Industrial Park was opened in June last year by Julie Hardaker, mayor of Hamilton.

The main road through the new industrial subdivision is named after the late Arthur Porter, who founded the Waikato based Porter Group in 1945. The group is one of the country's largest construction equipment companies and owns the North Precinct of the development. Porter Group has a shareholding in the South Precinct with Chalmers Properties.

The 125 hectare industrial park is located between Hamilton's huge The Base shopping centre and the Te Rapa bypass.

Clarke says the Te Rapa Gateway industrial park has an approved comprehensive development plan meaning that industrial activity may require no further consent. "In most cases only a building consent will be needed," he says.

The South Precinct of the park when completed will comprise 88 fully serviced sites.

Currently there are 26 completed sites in Stage One of the South Precinct with five having already been sold. Two of these sites are Norman's Transport, two are held by an investor and Hynds Pipes are planning to build on the fifth site.

"That leaves 21 sites available ranging in size from 2180 sq m to 9330 sq m and of these two are under option," says Clarke adding that the balance of the South Precinct will be developed in three stages according to demand.

"A public transport hub made up of a combination of bus, rail and public car parking is being considered for the northern side of the South Precinct by Hamilton City Council which, if developed will be of huge benefit to people working in the industrial park," he says.

Clarke says the North Precinct when completed will comprise 51 fully serviced sites.

Stage One when complete will comprise 26 sites ranging in size from 2045 sq m to 15.3 ha. Of these seven hectares is being developed by Mainfreight, a further

15.3 ha are under development by the Porter Group and 1.6 ha is under option.

"As with the South Precinct, Stage Two of the North Precinct will be developed as demand dictates," Clarke says.

"With only a little over an hour's drive to Auckland and Tauranga, this location just outside of Hamilton, provides all the amenities of larger cities with the benefit of more competitive land prices, cheaper housing, access to a wide ranging workforce and great transport connectivity."
