Parnell is always a good address, reckons Gert Lamprecht. You can't go wrong with the affluent inner-city area often referred to as Auckland's oldest suburb.
He bought this four-level townhouse at 6/21 Birdwood Cres off the plans when the complex of four executive homes and 20 four- and three-level units was being developed about 15 years ago.
He says the great thing about his townhouse is its versatile layout. Construction is precast concrete panels on a concrete slab base.
On the ground level is the oversized double garage with room for laundry or workshop and storage.

The second level has a kitchen and living area with courtyard and balcony on each side.
The top level has three bedrooms and two bathrooms.
During Gert's ownership. the townhouse has been tenanted. At one stage it was occupied by two business colleagues who could each have their own space with kitchen and living area. It would also suit a group of professionals, or a family with teenage- or university-aged children.

Some new appliances were bought for the kitchens, taps fixed, tiles and grouting cleaned. Looking particularly striking in both kitchens are the glass splashbacks in green.
"I like those a lot as there is not a lot of colour in modern places," says Gert. "The whole place looks brand new again."
And that's why he is selling. "It's on four levels and at 205sq m [more or less], it is spacious for a townhouse.
"It has the ability to have more than one family unit living without feeling like you are in the same house. It's a good investment as people like having a place in an older established area, the infrastructure is all there."
The property has views and access to the Domain; Parnell's cafes, shops and bars are only a five-minute stroll away; Newmarket is slightly longer, around 10 minutes.
