A premium new food-grade facility for lease at Tauriko Business Estate offers a turn-key solution for food processing and manufacturing tenants.

That's the view of Colliers International brokers Rachel Emerson and Simon Clark, who have been appointed as master agents to lease 8 Paerangi Place, Tauriko, Tauranga.

Completed in late 2017, the property has extensive warehouse, cold and coolstore facilities, with high-specification improvements and services throughout.

"The property is within the sought-after Tauriko Business Estate — the Bay of Plenty's fastest-growing industrial hub, which is home to numerous local, national and global brands."

Paerangi Place is centrally located off Takitimu Drive (State Highway 36) via Paraone Koikoi Drive. Clark says the property is 9km from Tauranga CBD and 12km from New Zealand's largest export port.

"The Port of Tauranga's world-class container terminal is a short drive away via expressway, with no sets of traffic lights - thus allowing for the smooth transfer of goods.

"The property also has excellent highway access to the wider Bay of Plenty region and the upper and central North Island."

Clark says the property has a net lettable area of 4095.5sq m comprised of separate warehouse and cold and coolstore buildings, spanned by an extensive canopy.

It also has a two-level office and amenity block, 42 on-site car parks, and a fully fenced, sealed yard with automated access gates.

The property is being made available for lease by Property Managers Group (PMG) - New Zealand investment and property managers with more than 25 years of experience.

CEO and director, Scott McKenzie, says it is a rare chance for tenants to lease a newly-completed food production facility with high-end services already in place.

"The new tenant will benefit from extensive improvements including food-grade tanks, pumps, cold and cool storage, an on-site boiler, and upgraded plumbing and drainage.

"The property also has a high-quality office and amenity block, with double-height aluminium joinery and striking black feature cladding."

The 2783.9sq m single-pitch warehouse is to the west of the property, while the 482.7sq m cold/coolstore building is located the east.

The buildings are connected by a centrally-located canopy, which provides 507.6sq m of covered space for all-weather goods transfer.

Improvements include Sikafloor 264 floor seal coating; strip drains in the warehouse; three tanks of 3000 litres each with pumps and weirs; an interceptor/waste holding tank; rapid rise doors; a 750kVA electrical transformer servicing the site; and a forklift charging station.

The cold/coolstore areas have wall and ceiling insulation, with a containerised plantroom allowing for the operation of a 15kW chiller plant and a 25kW freezer plant.

The 321.3sq m office and amenity block includes a reception area, staffroom, meeting rooms, partitioned and open-plan offices, and staff locker rooms with showers.

The locker rooms can be accessed from both the warehouse and office block.

Along with the main office, a prefab-styles Portacom office is provided within the warehouse.

Low site coverage and a large sealed yard allow for good site circulation. The low coverage also provides space for potential warehouse expansion in the future.
