A large residential property for sale at Takapuna is right at the epicentre the heart of Auckland's North Shore thriving medical precinct, say agents.

NAI Harcourts North Shore sales consultants Tim Turner and Michael Swarbrick are selling the 1950s four-bedroom home, which stands on a 895sq m section at 1 Wairau Rd.

"This property could be described as a charming 1950's Classic; a nostalgic reminder of the era when large solid wooden homes once stood upon near quarter-acre sections," says Turner.

Swarbrick points to a myriad of private and public medical service providers which are associated with the hospital and operating within a few minutes' walk of the property.

"The fact that so many medical clinics surround the hospital makes it obvious that this could be a site suitable for surgeons, specialists, dentists or other practitioners, to provide their valued services," says Turner.

"On the other hand, we can never really predict the future of such prime development land.

"As it's also directly opposite Westlake Girls High School and so close to Takapuna and Milford shopping centres, to some of the best North Shore beaches and Lake Pupuke — it may very well attract the attention of an apartment developer.

Swarbrick adds that the property's Business Mixed Use zone allows a height limit of 18m.

He says the freehold property, which is for sale for the first time in almost 40 years, will be auctioned at 1pm on May 31.

Swarbrick notes that this particular part of the Shore is experiencing fundamental change in property use, with traditional residential sites converting to multi-level apartments or childcare operations.

"This property also has excellent access to the rest of Auckland — its just a couple of minutes' drive from the Northcote motorway on-ramp, facilitating travel north and south," he says.

"Recreationally, it's also very close to popular beach and lake reserves, cycle tracks and the Takapuna Football Association playing fields in Tahuroto Rd."
