Entertaining a Silverdale investment

Late last year several business operators entered into negotiations for sites next to Silverdale's Snowplanet operation.

JLL agent David Mayhew dealt with those keen to be a part of the entertainment hub emerging around the artificial ski slope, at 91 Small Rd.

Now, following the listing (for sale or lease), of an additional property — located just along from Snowplanet at 43 Small Rd — Mayhew anticipates renewed interest.

The property is zoned General Business, being included in the Silverdale 2 Precinct under Auckland Council's Unitary Plan. The purpose of this precinct is to facilitate the development of an entertainment cluster, says Mayhew.

"The property has an area of just over four hectares, with the two sites available being about 20,000sq m each.

"They could be broken down into lots as small as 5000sq m, providing the use is compliant with the zoning," he adds.

Lot 1 has a wide frontage of 191m and a building on site that was once a residence. The two-level building, with a ground floor of 184sq m and upper level of 23sq m, was converted into the headquarters for a paintball operation, complete with a showroom, office and carpark area. Although it was almost finished, the business never opened, so there's opportunity for a new owner to 'complete the dream' and open the paintball operation. Alternatively, the building would make an ideal café and office to service the clientele of entertainment providers in the area.

The remainder of Lot 1 is predominantly pasture, with a scattering of mature trees and a small creek. This creek enters the site midway along the southern boundary, exiting midway along the eastern boundary.

Lot 2 sits behind Lot 1, having access to Small Rd via Lot 1. At present, this site is mainly pasture with some mature trees on the southern boundary. It is slightly elevated allowing an outlook to the west across the northern motorway.

Mayhew sees much scope for development, saying potential uses could include a day care operation, gymnasium, live escape games, indoor playgrounds, trampoline parks, archery, clay/laser bird shooting, driving range/mini golf, maze or ten-pin bowling.

The location is perfect for entertainment operators, being just off St H 1, just 30 minutes from Auckland CBD and having high exposure to large volumes of traffic on a daily basis, he adds.

"Silverdale is already home to both Snowplanet and the Silverdale Adventure Park entertainment facilities — both of which attract regular custom.

"Rapid population growth has occurred in the area over recent years, with developments such as Millwater, which has 3000 sections and which is set to house about 10,000 residents. Other new developments include a school, medical centre, recreation facilities and the new multi-level Silverdale Mall.

"The 60ha Highgate Business Park development is being developed to provide further commercial space for the area. Activity at Silverdale is significant, its entertainment precinct being an ideal location to meet the needs of locals, tourists and Aucklanders from the other side of the Harbour Bridge," says Mayhew.

"Remember, along with the high volume of tourists visiting the city, Auckland's population now has more than 1.4 million people and a vast number of local individuals and families are looking for something to do on weekends, during school holidays and for corporate events".
