Goodman Property Trust is commencing a new office development at the Highbrook Business Park in East Tamaki, south of the Auckland CBD, with tenants already being sought for the building.
"The new building will front directly onto Highbrook Drive and offer uninterrupted views out over the Tamaki River," says LaurenPhillips of agency JLL which has launched a marketing campaign to lease up the three level commercial office building with a gross floor area of 3828 sq m.
Phillips says the new building will be available for lease from November this year and will initially be designated Building 5 at 60 Highbrook Drive until naming rights have been decided.

Situated on a high profile site adjoining The Crossing, the new office building will be located in the heart of a 107 hectare business estate among other professional service operators along with numerous service and hospitality providers.
Phillips says the space for lease will appeal to a variety of businesses. "Valuable naming and signage rights are also available offering high brand exposure to traffic flows of up to 28,000 vehicles daily travelling along Highbrook Drive".
Jarrod MacGregor, portfolio manager at Goodman, says the building will have floor plates with gross floor areas of 1236 to 1296 sq m. "It's a flexible design that can be configured into smaller suites."
William Main, project director at Goodman, says the floors can be subdivided into 350 sq m office suites which would each accommodate businesses with 20 employees. "Conversely a single company may want to lease all the space and accommodate up to 348 staff members over the whole building."

Main says the new building has been designed in line with Goodman's sustainability principles using energy efficient materials and building systems that minimise operating costs.
He says the site has direct access to the on and off ramps of State Highway One with a levelof basement car parking that includes two lockable storage units. "The Crossing complex has a variety of car parking options to suit customers' requirements with basement car parks, visitor parking, on-grade car parking and an adjoining pay and display area."
MacGregor says car parking can be one of the biggest factors under consideration when a business is looking to relocate. "By providing a choice of car parking solutions, it allows flexibility for staff and potential cost savings if a business can offer full day pay and display parking as an alternative to leasing each staff member a car park, or expecting staff to take public transport".

The first stage of The Crossing development was completed more than 2.5 years ago and features multiple buildings arranged around a podium base and linked by an open air pedestrian plaza. Jetts 24 Hour Fitness, the Waipuna Highbrook Conference Centre and Quest Serviced Apartments are included among the tenants at The Crossing alongside bank branches, postal services, a superette and various cafe and food retailers including Habitual Fix, Hollywood Bakery and Subway.
MacGregor says Highbrook is around two thirds of the way through its planned development, with more than 350,000 sq m of high quality industrial and office space already built.
"It is an award winning Business Park just 18 kilometres southeast of Auckland's CBD and 16 kilometres to Auckland airport with bus services now running regularly through the estate.

"Just five minutes' drive from the Highbrook Business Park are the major shopping centres, Botany Town Centre and The Hub, with their numerous retail stores, food and grocery outlets, a library, Berkeley Cinemas, a post shop and gymnasium.
Phillips says Highbrook offers an exceptional working environment for employees with esplanade reserves along the Tamaki River offering 12 kms of cycling, running and walking tracks, attractive coastal views and outdoor breakout areas.
"With a range of amenities now supporting its commercial function, Highbrook accommodates more than 70 successful businesses including LG Electronics, BMW, DHL, Panasonic, ATEED and Westpac. These businesses, which represent a diverse range of industries, support a daily workforce of around 5000 people."
MacGregor, says East Tamaki, and particularly the Highbrook business park, has experienced high demand over the past 12 to 18 months.
"With no vacant office space now available, we are undertaking this new development to meet future customer requirements."
John Dakin, chief executive officer of Goodman (NZ) Limited, says the limited vacancy in prime office space throughout Auckland and the strategic location of Highbrook presents a persuasive business case for new design-built properties.
"Highbrook now comprises 40 plus buildings with a current value in excess of $850 million and a further $60 million of work in progress making the business park already one of the country's largest industrial real estate assets.

"Our existing customers have also generated new developments with commitments for 22,500 sq m of projects from Big Chill, Machinery House and Viridian.. Machinery House has recently completed, and Big Chill and Viridian will be completed later this year."
MacGregor says that to take advantage of the current demand, Goodman has also undertaken two industrial developments on an uncommitted basis. "These have been leased prior to completion by GWA Limited and an existing customer Synnex. With Highbrook fully occupied, we are looking to develop more industrial spaces on an uncommitted basis.
"We expect them to lease quickly to medium sized businesses seeking high quality industrial space. It's a similar story for commercial occupiers too, with a shortage of available space being the catalyst for new developments."
