A substantial function centre in a high profile position on one of West Auckland's busiest arterial roads is up for lease following the sale of the property it stands on.

The complex, known as Langtons on Lincoln, is part of the former Lincoln Wines vineyard and winery site at 130 Lincoln Rd, Henderson, and is available for immediate occupation.

Millie Liang, of Bayleys Auckland, has been appointed to lease the premises on behalf of the new owner.

"This would be one of the best located function centres in West Auckland and represents an exciting opportunity for a hospitality business to secure a strong presence in one of the city's fastest growing areas," says Liang.

The property for lease encompasses a 702sq m building and 5525sq m of surrounding land which provides an outdoor landscaped garden setting used as part of the function centre as well as several parking areas for up to 50 vehicles.

"It's been a popular venue for corporate and private functions, particularly weddings because it offers the opportunity for photography on site and for guests to mingle outside," says Liang.

"At the moment the premises can cater for functions for up to 200 people standing and 150 seated. The landlord would be happy to work with a new tenant to potentially increase that capacity, either by reconfiguring the existing building and/or expanding it. There is plenty of room to do that given the size of the site."

The building currently includes a high-stud function hall and bar, opening out into the garden area, and associated amenities, a commercial kitchen, two cool stores plus basement storage. There is also 143sq m of retail space with frontage to Lincoln Rd, and associated office and amenities, which was previously used by Lincoln Wines for wine tasting and sales.

Liang says the premises are well maintained and presented and a cobblestone pavement connects the building with the main outdoor reception area. The property has close to 100 metres of frontage on to Lincoln Rd providing high exposure to large volumes of passing traffic.

She says while the most obvious use for the site would be to continue to operate it as a function venue, because of its high profile it could also be suitable for a restaurant/café/bar business or possible retail use.

Across the road is a McDonald's Restaurant and a number of large format retailers including The Warehouse, The Warehouse Stationery, Noel Leeming and Harvey Norman.

Other close neighbours include the White Cross accident & medical centre and a VTNZ vehicle testing station and associated automotive service providers.

Liang says the landlord's preference would be to lease the whole property to one tenant who could use most of the existing facilities. However, they would also consider a multi tenancy arrangement if the main tenant did not want all of the space.

The property was part of the 1.46ha Lincoln Wines site. Here a viticulture businesses was established in 1937 by the Fredatovich family, Dalmatian immigrants who worked with other producers to make West Auckland New Zealand's first major wine producing region.

The vineyards were removed about 17 years ago and following the recent sale of the Lincoln Rd property, all of Lincoln Wines' processing is now done in the Hawkes Bay and Marlborough, where its grapes are grown. Other buildings, including winemaking and bottling facilities, at the rear of the site will be demolished to make way for just over 9000sq m of residential sections.

Liang points out that these will create much-needed additional housing for Henderson.

Lincoln Rd is a major arterial extending from Great North Rd in the south to the north-western motorway system in the north.

Liang says increasing traffic volumes and a growing surrounding residential population has prompted substantial recent development along Lincoln Rd in recent years. This has included new Pak'nSave and Countdown supermarkets and a Mitre 10 Mega Store.

"Over the last 40 years or so, the Lincoln Rd area has changed from being the home of mainly orchards and vineyards into a much more intensively developed mix of residential, retail and commercial and industrial premises," says Liang.

"This intensification is likely to gather further momentum in coming years, given the focus now being placed on providing more housing and associated services for Auckland's rapidly expanding population."
