A largely vacant parcel of strategically located business land is for sale at the gateway to fast developing Ormiston Town Centre on the southeastern edge of Auckland.

"The 8429 sq m site at 4 Ormiston Rd is largely vacant except for a small office building," says Paul Jarvie of Colliers International who, with colleagues Dwayne Warby and Greg Goldfinch, is marketing it for sale by deadline private treaty closing on July 22, unless it sells earlier by negotiation.

"This is a chance for a business to stake its claim to a position just two kilometres from the distinctive Ormiston Bridge which marks the main entrance to Ormiston Town Centre," says Jarvie.

"Ormiston is the fastest growing suburban area in New Zealand and is set to become an entirely new town, with the population exceeding 125,000 people by 2031 significantly boosting property values in the surrounding area."

The freehold site is owned and occupied by container shipping company Royal Wolf which runs a storage business using containers arranged in rows under roofing.

Warby says a single level office building encompassing 500 sq m of office space, storage and a board room, is also on the property, but aside from that, the site is largely undeveloped.

"The property is predominantly made up of fully sealed and level yard space, serviced with power, water and stormwater services and with a secure electric fence surrounding most of the site. For this reason it offers a number of options for owner occupiers.

"A business could secure it as well-located land in a growth area with plenty of space to construct further buildings to complement the existing office, or it could be used for car parking or a yard based activity as it is now."

Warby says a scarcity of level, sealed and serviced freehold sites in East Tamaki will be a further attraction for buyers.

"Properties like this are extremely hard to find in East Tamaki, and with this site located just off the intersection with East Tamaki Drive on the main road into Ormiston Town Centre, we expect strong demand."

Jarvie says Royal Wolf is relocating nearby, having developed a 'super site' for storage units and a head office facility on the corner of Ormiston Rd and Jarvis Way. "This means this site is surplus to requirements resulting in it being placed on the market for sale."

Jarvie says the property's Business 5 zoning permits a wide range of medium-intensity activities, including light to medium industrial, offices, cafes, restaurants and takeaway premises, smaller retail outlets, car parking, educational facilities, equipment hire premises, motor vehicle sales, service stations, accommodation, care centres and entertainment facilities.

Goldfinch says the Ormiston Rd area is expected to grow in conjunction with Ormiston Town Centre, which will be progressively developed between 2015 and 2022.

"The area is already a proven business location, with three notable examples being Ormiston Hospital, Botany Junction and Lion Breweries' headquarters just down the road," Goldfinch says.

"James Kirkpatrick Group has also just purchased 16 hectares of land on the corner of Te Irirangi Drive and Ormiston Rd which it is planning to develop - so there is plenty of momentum in this area."

He says Ormiston Rd is expected to rapidly develop to accommodate 'spill over' businesses that will service the requirements of Ormiston residents and provide employment opportunities.

"The site has excellent access to the southern motorway section of State Highway One via the East Tamaki Road and Manukau interchanges - a factor which has made East Tamaki one of Auckland's premier industrial areas," says Goldfinch.

"With easy access to the nearby industrial areas such as Highbrook, Manukau City and Mt Wellington, as well as the airport and central business district, this is a very popular business location."
