FEATURES: Family-sized bungalow with separate one-bedroom flat on 1333sq m potentially subdividable section.

Pretty bungalows aren't unusual along Allendale Rd, but this property stands out because it's as if someone said "supersize me".

With 1333sq m, potentially subdividable grounds housing a pool, a whopping four-bedroom 1920s bungalow, a separate one-bedroom flat/studio and two double garages, it's bursting with added extras and potential.

It's being offered as an estate sale; having been much-loved by the Coverdale family for the past 32 years. Michele Mabon explains her late parents, Drayton and Daphne Coverdale, bought here in 1979.

Michele was 10 years old then and remembers the bungalow being quite different before her parents undertook a major renovation. "It started out being very dark and closed-in, but they opened it all up beautifully and let the sun in. The builder was a good family friend and he did a lovely job."

The Coverdales extended the rear of the bungalow, creating an extra bedroom and additional rear living opening up to a deck and revelling in north-facing views to the Waitemata Harbour.

The home already had the separate rear studio/flat; offering a taste of independence, first to Michele's late big sister Robyn and then to Michele. With a double bedroom, a lounge-kitchen, a bathroom and separate toilet, it is fully self-contained (with a rental assessment of $330-$350pw including the rear garage).

Michele and Robyn loved socialising with friends around the big in-ground pool. The two sisters' children became the next generation to take to the pool like ducks to water, with Toni, Hayley, Brittany, Jessica and Katie all learning to swim at "Nanny and Poppy's".

Daphne and Drayton enjoyed gardening and their pretty front garden with a patch of level lawn is supplemented by large stretches of level rear lawn. Two double garages provide plenty of covered parking, supplemented by generous off-street parking. The Coverdales used the internal-access front double garage for cars and the separate rear double garage as Drayton's much-loved workshop.

A covered entry portico contains the front door, flanked by original leadlights. The interior decor is quite contemporary, with the Coverdales continuing to redecorate throughout their ownership, including re-doing the family bathroom about five years ago.

The eastern flank of the home contains a wealth of living, starting with the front living room with leadlight window bay, beamed ceilings and gas fire in a rimu surround. A partial wall separates the living room from the dining room, which is warmed by a wood-burning fire.

One of Daphne's favourite spots was the spacious and sunny rear kitchen-family room, with bifolds opening to the deck and views over the pool and to Waitemata Harbour. The kitchen is particularly roomy, with island seating and a suite of stainless appliances.

The three bedrooms on this level are spacious, too, and are arranged around the family bathroom. The front master has its own dressing room and Michele's former bedroom opens to a balcony.

The main house's fourth bedroom (which has also been used as an office) is downstairs, along with a shower-bathroom, a laundry and a hobby room where Drayton exercised his passion for model trains.

The Coverdales had mused about subdividing the big backyard to build themselves another home. Future owners may want to pursue this vision or continue to enjoy No47 as one substantial family property.
