"And it's great to see that the redevelopment and rejuvenation of Brighton is finally getting underway so it's a good time to sell. Rather than just sit on the properties, I'm better to release them for someone else to take up the opportunity."
Doig says the as-is-where-is retail block, is right in the heart of the redevelopment area. The collective offering, on the corner of Brighton Mall and Marine Parade, comprises three freehold titles occupying a total land area of 1286sq m.
"This is a tightly held prime corner position and has considerable potential as a refurbishment or value add opportunity. There's the added attraction of holding income while any buyer is planning the repair or redevelopment of the properties."
The regular shape of the adjoining sites would also be attractive for redevelopment, says Doig. The properties comprise 433sq m and 349sq m at 2 and 16 Brighton Mall respectively, and 504sq m at 211 Marine Parade.
Doig says the new water pools complex is expected to provide economic benefits for the wider New Brighton commercial centre through attracting more people to the area. Operated by Christchurch City Council, it is expected to open early in 2020 and there will be streetscape improvements along Marine Parade later this year.
It will sit on 1900sq m of land at 195 Marine Parade, between the new playground and the existing seaside car park, at the site of the old whale pool. Five hot salt water pools will range in temperature from 40C to 28C for the fitness pool and a small circular plunge pool will sit at 12C.
The facility, funded by the council, is being developed by Development Christchurch Ltd as part of the wider $19.2m New Brighton Regeneration Project aimed at revitalising the seaside village.
