Two bite-sized industrial sites for sale in a well-established West Auckland location will appeal to developers or owner-occupiers seeking flexible, level yard space.

Colliers International brokers Dhiru Patel and Andrew Hooper are marketing the freehold sites at 28-30 Bruce McLaren Rd, Henderson, for sale by negotiation.

Patel says the properties can be bought together or separately, providing flexibility for purchasers.

"Bare industrial land is scarce in Henderson, making this an excellent opportunity to secure a foothold in one of West Auckland's most well-established industrial precincts," he says.

"Developers and yard-based industrial users will be attracted to the level contoured sites, which are ideal for a multitude of uses.

"The properties are zoned Light Industry, which allows for activities such as manufacturing, production, logistics, storage, transport and distribution."

The level sites have a total combined area of 2491sq m.

Patel says the lots are set back from the road and accessed via a 1543sq m right of way, which each property has a quarter share of.

The 1217sq m site at 28 Bruce McLaren Rd is regularly shaped, with a width of about 38m and depth of 32m.

The 1274sq m site at 30 Bruce McLaren Rd is triangular in shape, with a width of about 38m.

Patel says the properties are well located within an established industrial precinct, only five minutes' drive from Henderson town centre.

"The area is well located within 15 minutes' drive of the State Highway 16 motorway interchanges at Lincoln Road or Te Atatu Road, while Auckland's CBD is only a 20-to-25-minute drive at non-peak times.

"Accessibility to and from Auckland International Airport has been dramatically enhanced with the recent completion of the Waterview Tunnel, which has put the airport within 30 minutes' drive."

Hooper says improvements to SH16 and the new route south via SH20 will enhance the location further as Auckland's growth continues, pushing more businesses to relocate from the city fringe.

"The properties for sale are within a pocket of industrial development that backs onto the Western Rail Line," he says.

"The surrounding businesses comprise a diverse range of distribution, light manufacturing and trade retail businesses, along with several pockets of commercial and residential properties.

"Notable occupiers in the area include Tegel, aluminium building products company Juralco, and multinational health, nutrition and materials company DSM."

The site's zoning allows for industrial activities that do not generate objectionable odour, dust or noise.
