Two large Henderson sites comprising over five hectares of vacant land on the main arterial route of Lincoln Rd have been put on the market.
"The two former vineyard sites are open to a wide range of development options," says Luke McGill of JLL who, with colleague Ben Curran, ismarketing 313 and 329 Lincoln Rd for sale via an expressions of interest campaign closing at 4 pm on Friday March 4.
"The combined sites provide 5.9 hectares of developable land in the commercial precinct of Henderson and border the State Highway 16 north-western motorway, Lincoln Rd and Central Park Drive," McGill says. "They have access to Lincoln Road and the benefit of huge exposure to motorway traffic."

He says the sites are zoned Working Environment under the Waitakere District Plan which allows for a range of business activities such as retail, commercial and industrial operation. "However, under the Proposed Auckland Unitary Plan they will be zoned Light Industrial allowing for logistics, storage, manufacturing, distribution and transport facilities.
"Lincoln Rd, as one of Auckland's busiest roads, is designated a regional arterial carriageway, and serves as the gateway to West Auckland along with being close to a large residential catchment.
"We expect these strategically placed properties will be keenly sought by a range of developers, investors and owner occupiers," McGill says.
The properties are located about 13 kms west of the Auckland CBD, 4.5 kms from the Henderson town centre and around 4.5 kms from the Westgate Shopping Centre.
Curran says the Lincoln Rd business district has undergone significant commercial redevelopment over the past 10 years. It now comprises a mix of commercial, industrial and retail properties along with segments of housing and a number of large land holdings which are still primarily used for viticulture and horticulture.
"The sites benefit from several nearby large retail centres and bulk stores which service a growing catchment expanding outward from Auckland city." Curran says.
"With the attractiveness of the area improving for a broad range of businesses, JLL expects there will be an uplift in commercial property values in the Lincoln Rd precinct."
He says the completion of the Western Ring Route is also anticipated to be a catalyst for increased land values and higher rents for industrial owners in West Auckland and Henderson in particular.
"The improvement of roading networks and better connectivity to the rest of Auckland, will lead to stable occupier demand, reduced vacancy risk and sustained future investor interest," says Curran.
"The improved infrastructure will dramatically reduce travel times between commercial and industrial hubs making the site especially suited for a manufacturer or distribution focussed operator."
