Gaze says the location would suit any sort of logistics-based operation.
As well as being close to the airport, Tidal Rd is only about 100m away from the Southwest Motorway, which feeds directly to the city's north, southwest and ports.
The zoning provides for a wide range of industrial activities, such as manufacturing, production, logistics, storage, transport and distribution.
"It provides for the establishment of dairies, drive-through restaurants, food and beverage operations, garden centres, motor vehicle sales, marine retail, service stations, show homes and trade supply and accessory offices. A varied selection of businesses would be allowed to operate from the site.
"Over the past year the vendor has put much in the way of time, resources and funds into the land to make it construction-ready," says Gaze.
"The fact that this work has been done so thoroughly will provide peace of mind for the eventual purchaser," she adds.
"Reports from civil and geotechnical engineers and planners are readily available, along with all communication concerning iwi and the Outstanding Natural Features (ONF) that border the site.
"However, following this process, the vendor realised the site's size would no longer cater for their medium-term business strategy, hence the decision to put the property up for sale."
