A large heavy industrial site for sale on West Auckland's Rosebank Peninsula presents a new owner with a number of occupation or redevelopment options.

"The 16,307 sq m land holding is on four freehold titles at 21, 23, 29 and 31 Patiki Rd, Avondale," says Dwayne Warby of Colliers International who, with colleagues Brad Johnston and Chris Upright, is selling it by deadline private treaty closing on July 29, unless it is sold earlier by negotiation.

Warby says the property has very low site coverage. "It houses three warehouse buildings totalling around 3500 sq m which leaves a very large area of sealed, well-serviced, level yard that can easily accommodate container storage or truck movements."

"The site has multiple road access points and all the infrastructure is in place for a yard-based user to move in and start operating straight away," he says. "The warehouses all have a functional layout and could be readily adapted to a wide variety of uses."

Warby says the property has been owned and occupied in part by Reliance Transport for over 40 years and is offered with holding income while the company prepares to relocate.

"Reliance Transport is a family business that has a long history at this property. Having made the decision to move its operations to South Auckland, the company will take a leaseback to the property for the next 12 to 18 months while it prepares to move to new premises.

"The annual holding income of $500,000 will be attractive to buyers who may wish to draw up plans for redeveloping the site before taking occupation."

Johnston says the property could also be a strong drawcard to an add value investor or developer looking to construct a new modern industrial facility in view of the extremely limited availability of development land in the area.

Upright says the property has valuable Business 6 zoning, which permits a wide range of industrial activity including heavy industry.

"Large parcels of land with this zoning are becoming increasingly difficult to secure as a result of the city's residential expansion and the planning controls that have to be put in place near more sensitive areas such as housing and retail.

"The sale of this property has therefore opened up a rare opportunity for a large manufacturing owner occupier, or possibly a business requiring a large amount of yard space for heavy vehicles, to make the most of this site and the wide range of industrial activities that its zoning permits," Upright says.

"A key attribute of is that it's big enough to accommodate large-scale heavy industrial activities and there are no other large sites of this quality available in this area."

Upright says the current Heavy Industry zoning will also apply to the site under the Proposed Auckland Unitary Plan, which provides for industrial activities that may produce objectionable odour, dust and noise emissions.

The site has excellent road visibility with a 74 metre frontage to busy Patiki Rd and being just 400 metres from the Rosebank Rd interchange with the northwestern State Highway 16 motorwy.

"Quick access to the motorway is one of the property's big attractions and, when the improvements to the western ring route are finished, it will be viewed as a very strategic location by many occupiers."

Warby says the Rosebank industrial area, which the property is part of, has become a sought after business location due to its excellent motorway access. "The Waterview Connection now under construction will further enhance transport access, giving occupiers here seamless north-south motorway access to Albany and Manukau while bypassing the CBD."
