A large industrial building leased to Placemakers at Kopu just south of Thames is being marketed as offering investors a highly visible industrial investment property.
"Kopu has been unlocked following an upgrade to State Highway 25, reinvigorating its commercial precinct at the gateway to the Coromandel Peninsular," says John Binningof JLL who is selling 79 Kopu Rd via an expressions' of interest campaign closing on Wednesday December 9.
Binning says Placemakers, a leading national supplier of building materials and hardware, pays annual rental income of $250,000 plus GST.
"From December 10 the tenant will exercise its second right of renewal for a period of four years, with one right of renewal of four years remaining," he says.
Other businesses in the area include Mainfreight, IPS, a newly relocated Hunting and Fishing store and Bendon outlet.
"The sites to the south and east of these properties are earmarked for development into a significant retail hub that will ultimately benefit the whole area servicing both the Thames residential community and holiday traffic. The complex will incorporate numerous retail tenancies, a petrol station, diesel truck stop and camper vehicle parking.

The "well constructed" Kopu Rd building encompasses 2000 sq m of net lettable clear span warehousing and office space on a large freehold 5668 sq m site. The property has 2330 sq m of yarding area and 25 car parks.
Kopu, on the border of the Hauraki district and the Thames district, is at the gateway to the Coromandel Peninsular and sees over 9000 cars passing daily.
Binning says State Highway 25 was "rejigged" to run through which Kopu is 109 km southeast of Auckland and 108 km north of Tauranga.
"The property at 79 Kopu Rd is adjacent to State Highway 25 and within 400 metres of State Highway 26. As a result it has a high traffic profile and is extremely well connected to arterial routes linking Auckland and Tauranga with the Coromandel Peninsula which is one of New Zealand's most popular holiday destinations.
