Steve Orr, the first Bayleys agent to lease more than 1 million sq ft (93,000 sq m) of office space in Auckland, has been appointed the firm's Auckland leasing manager.
John Dobrowolski had headed both commercial sales and leasing operations.
Dobrowolski will now concentrate on Auckland commercial sales.
Orr has beeninvolved in the leasing of two new landmarks, Clear Communications' relocation to 17,000 sq m of purpose-built space at Smales Farm on the North Shore, and Deloitte Touche Tohmatsu's 7000 sq m lease on its building facing Fanshawe St, beside the Farmers carpark.
He says the leasing industry's focus in recent years has been on the needs of tenants, with the interests and requirements of landlords overlooked.
A continuing oversupply of office space, particularly in lower-quality and older buildings, means landlords will face a very competitive market.
Orr sees a role in helping them identify points of difference.
